A condo in my building sold last week for $1,023/sf. Two blocks closer to the main drag of my neighborhood it's around $1,200/sf.

You should wait until a homeowner dies
I am renting and looking in a retirement community now so this may likely happen again.

Looks like my retirement home is going to be a manufactured home in Picayune, Mississippi or something like that. I'm too cheap to pay these prices

Depends on the house. Even in Baton Rouge prices vary widely. You want an older house in Sherwood Forest/Broadmoor area, you can probably pick something up for anywhere between $50-110/sq. ft. You want somewhere like Lexington Estate, U Club, Settlement at Willow Grove, you're probably looking at $150-275+/sq ft.

“These days” implied there was once a day. Don’t be a liar.

The house next door sold for $700 a sq/ft. Insane. That might be on the low side here.
I was there last month, kinfolk have a place near the beach Ritz.
They actively have realtors calling them about the property, completely unsolicited.
I need to get a Bentley to fit in in Naples. Jesus.

Sold mine in Broadmoor a year ago for $117/sq ft. Built in 1965 but it was updated.

Actually bought in early 2012 when it juuuust started up again. The Keys are insane right now for property. People buying million plus properties to get the view. Tear down existing house and build multi million CBS monstrosities.

About $165 per square foot is what they list for in Central Arkansas. That's in the white flight areas around Little Rock. Usually, if it's a newer home on an acre or more of land with modern architecture, it goes above the asking price of $165-$175 per square foot. If it's on the market for longer than day, that's also a miracle.
Prices are more in Northwest Arkansas where the yanks and Cali fricks have invaded in droves.

Yep. When we go to dinner on 5th Ave we'll see at least 10 Bentley's drive by. Saw a Maybach Sunday night there.
As I like to say. It's Naples, there's a Ferrari dealership next to the Walmart.

I live in a unique small Texas town in the Hill Country. Rural town not a suburb. New overnight build spec houses are going for $290 sq ft while older homes on really small lots with minor updates closer to Main Street might gather in excess of $700 sq ft. A lot of these are being bought up for use as short term rentals and it’s made the market crazy as hell for the entire town. A 3/2 built in 1998 down the street from me went on the market a couple of weeks ago for $342. No updates since it was built.
