trashy neighbors as in junk piles in yards
traffic as in noise as well as speeding through streets

What we look for in a place to live and settle down are similar to what other families do.
Macro level: (City/Metro)
Costs of Living
Taxes
Politics
Climate
Economic Stability/Opportunity
Micro Level : (neighborhood):
Crime
Education
Amenities (restaurants, parks, grocery stores, and gyms)
Housing and neighborhood quality

I couldn't live somewhere without a decent selection of bars and restaurants, nor someplace without a decent grocery store.

The first two are city determinators:
1. Job opportunities/COL. If I cannot find work there that affords me a place to live, I can’t go there.
2. Climate. I don’t want to live anywhere with brutal winters like what they have in the Great Lakes region and places farther north. I tend to prefer places close to water and/or mountains. If the weather is too miserable to enjoy being outside for huge swaths of the year, then I don’t want to live there.
These next two are neighborhood determinators:
3. Crime. I’m not going to live in a neighborhood where I fear walking alone outside my front door or getting mugged in my driveway.
4. Traffic. I’m not going to live in a neighborhood that requires a commute that is consistently longer than 30 minutes if I can afford to live closer while still being in a relatively safe neighborhood.
Assuming all 4 are met by more than one place, the next lost of things looked at are:
1. Food & drink culture
2. Outdoor activities
3. Regional personality (are people generally friendly, laid back, always in a hurry, rude, adventurous, judgmental, materialist, nosey, busy-bodies, etc)
4. Architecture
5. Music scene

Weak HOA, nothing trashier than seeing a garage door opened 2 feet, or a third car parked in the driveway. Or garbage cans left out for 6 hours after pickup.

As I have gotten older, COL. I have made my cash. State lines are imaginary lines on a map. I am looking at mild weather, low taxes, and low COL. The SE is great because you can live in one state for tax purposes, yet have east TN/NC mountains and gulf beaches close by.
