I would ask her to do all the paperwork, organizing closing, inspection, etc. Then tell her you will pay her 1k for taking care of everything. She will still get some money and it will be less headache on you.

Same thing on my new home . She worked hard but did not find "THE" house my wife liked . We bought fsbo and the seller wanted no agent involved . She understood and still made some on the sell of our old house. BTW I'm glad I didn't pay 20k for it!

Be sure you clearly understand the contract between you and your realtor. The standard contract (which is almost never notarized, sketchy or not) addresses whether the agent has the right to represent you regardless of source.

Realtors are the scum of the earth. Right up there with the IRS and injury lawyers. Who cares? I use a realtor to show me houses and then make an offer without them and always get a better deal that way. You cut out their fee from the sales price and most people will help with closing costs if you do it that way.

No you don't!
The seller is under a listing contract with an agency and the contract states that the seller is responsible to pay the commission for any potential buyers brought by during the listing period even if they FSBO it later when a listing contract expires. They can enforce it for a certain period and the standard is usually 90 days after the listing expires. As long as the agency can prove they brought the seller and buyer together.
So unless you are waiting to buy the house months after it's off the MLS then maybe but I personally think you are FoS.

My realtor got me full asking in less than 48 hours.
She spent awhile doing market research and put it on the market for $25K more than I would have thought.
I know a lot about a lot of things, but I don't sell houss every day.
Hire a professional, get superior results.

My buddy had the same situation, but was the seller. The buyer ended up paying the realtor an undisclosed sum to represent her. I sold without a realto recently, and I paid the buyers realtor a 3 percent. Is it really that much of a sellers market? I was happy to just sale my house.

Did you sign a compensation agreement? If so it probably has a clause for this situation. Most have a clause that even after end of agreement if you secure housing within 'x' amount of days you still owe agent their commission. If you signed nothing, you owe nothing.
Typical real estate transaction that have a buyers agent, and a sellers agent split a 6% commission. It is paid out of the sellers side at closing. 3% to seller agent, 3% to buyers agent. If no buyers agent is involved, some sellers agents will get full 6%, however most reduce that to around 4 in my area.

It's part of the business, but shame on her for not getting an executed buyer's agent contract. If you are not familiar with the process or required documentation, it's a good idea to have a pro monitor the progress & review the docs at closing.
