What price are you willing to pay for nicer neighborhoods/gentrification?

Do STR/AirBnb/VRBO speed up gentrification? I am against wild wild west no rules for STR's in general but I also enjoy gentrification turning once blighted areas into much nicer areas.

We sort of unknowingly bought into a subdivision with no HOA. I can tell everyone from experience that no HOA sucks way more arse than having a HOA. I hate the neighborhood we're in.

Buying into an older/historic, established neighborhood in an area that is also generally established and landlocked is my ideal. Usually in a city or a very close in suburb, but not always.
It prices out people you don't want there, and those who have the money but you wouldn't want there won't be attracted to boring, older homes that are too expensive to scrape and rebuild. The people willing to drop coin on that situation are there for one reason - to be around other families who value that setting.

Ask yourself this: do hotels gentrify neighborhoods or do they come in after a neighborhood has already begun gentrifying?
Theoretically they could, but they likely have a neutral or opposite effect in many cases.

HOAs are fine. It's people that don't properly maintain their home and follow simple rules that don't like HOAs.

It's a good question but I think it only speeds up gentrification IF it's an area where the STR/AirBnb/VRBO are not in direct competition with 20-30 year olds who would otherwise rent the apartments.
I'm not sure that's the case very often.
I've had a shop in East Williamsburg in Brooklyn for the past 10 years.
It's in an area that's walking distance from very popular tourist/living locations in Williamsburg etc and a quick, easy train ride to Manhattan. It's in a pocket of 20 or so square blocks that's still been pretty "rough around the edges" even though gentrification has happened all around. (Which is why it's great for a record shop)
It's been a real hotbed for STR/AirBnb/VRBO for years.
From what I've witnessed though, the problem is that gentritfication in the neighborhood would have probably moved a lot faster if those apartments would not have been STR/AirBnb/VRBO.
The people renting short term just don't spend money in the immediate surrounding neighborhood--they're just off to Williamsburg, Manhattan etc all day and night-- whereas the 20-30 year olds that would otherwise be moving into those places would support more new restaurants, shops etc that would really speed the same gentrification that's happened all around.
