If trashy people get to have gentrification what do we non trashy people get to call it when the trashy people first show up?

ie Every blowed out shite hole neighborhood in Bogalusa was once a nice thriving area with good schools and nice amenities. This was 50 years ago, then the hoodlums migrated in. Now it's a shithole. There is a nice area near the old train depot now that has several eateries and bars, and would be a good starting point for migrating outward to fix up some old homes and build some of these neighborhoods back up. But muh gentrification.

I don't want to live in a neighborhood. That is why I moved to the boondocks and bought all the land that was for sale in the immediate area. I can piss in my yard and cut grass at 6am if I want to.

I moved hundreds of miles away and basically reset my life for it lol. Whatever that costs.
