all those things are absolutely true but have nothing to do with being the nicest neighborhood/city if we're strictly talking about that.
belle meade meets all that criteria you listed and it IS a city and the nicest neighborhood anywhere in the south.

One of these things is not like the others.
Westlake is a suburb. The others are urban neighborhoods.
The best neighborhood IN Austin is Pemberton Heights. Or more broadly, all of 78703: Pemberton, Bryker Woods, Clarksville, and Tarrytown.
I'd say that zip code is the best neighborhood in Texas, considering it's part of a city with significantly better demographics and less crime of all kinds than Dallas or Houston.
The Parks and Preston 'hoods of Dallas are a more desirable place to live than River Oaks because there's quite a buffer between them and the seedier areas of Dallas. Much more insulation from the peasants than you get in River Oaks, which is relatively close to bad areas. But that's the problem with Houston in general: all over town, nice areas directly abut ghetto shitholes.

bullshite. river oaks is rife with apartments and high rises, none of which exist in belle meade which averages anywhere from 2-30 acre lots.
how can you even compare the 2? belle meade has like 3 cops
eta and i seem to recall freaking WESTHEIMER runs right through the middle of it..probably the busiest non-interstate road in all of houston.

I don't know where exactly but I have to imagine that North Carolina and Virgina have some really nice old money hoods. They probably aren't being mentioned due to this boards regional bias

Definitely. IIRC, the five richest counties in the country surround DC in both NOVA and MD. The neighborhoods in west end Richmond are super nice. I'm sure Raleigh and Charlotte have similar areas.

The OP gave no guidelines except name the nicest city in the South, you use your criteria and I'll use mine. Again, too each his own.

I just moved here about two months ago. Having lived in Nola and Louisiana all my life. I am actually really digging it here. I thought I would like it but didn't think I'd like it this much. I've been surprised at how much I've really settled in here. Definitely a cool place to live. No it's not nola with some of the stuff, but its got its own thing going on. Also some may not believe this but I have never seen as many good looking girls. Dude they are everywhere. I happen to have one already but for a single guy this would be where it's at. I don't know if it's because of the universities nearby or what. But it is crazy.

Steiner Ranch is pretty nice but I'd bet Westlake has a nicer neighborhood.
