Real estate in Uptown New Orleans is more expensive than Mountain Brook too and I wouldn't consider than a "nicer" neighborhood/city.

I certainly would. Same with the Garden District.

I'm not from West U Bellaire is nice it's just so close to some really shitty areas and I think West U is objectively nicer. Bellaire is probably the best value if you want to live close to the city with a family

River Oaks in Houston probably.

Although there are a lot of neighborhoods West Palm Beach and Miami area that are very high end. Not sure I'd consider that the south.

Memphis, Atlanta, and Houston all have at least a couple of very well developed, nicer suburbs. I really liked the Shady Grove area in Memphis. Belle Meade in Nashville is also very nice.

eta and this is coming from someone who lives in franklin, TN. there are nice parts for sure, but as a whole NO WAY.

I guess it depends on what you're looking for. Great schools, close to some great hikes and lakes, professional sports teams, Vandy football games are cheap so you can see your favorite team (at least in the East) for less than $30 on the 50 yard line, crime is pretty low compared to cities who are close in size. But too each his own.

Yea, if Florida is considered part of this equation, isn't Jupiter Island one of the richest places in the world?

Jupiter has some larger estates, but some of it is less maintained and older.

Actual Palm Beach (not WPB, but the island) may be #1, but for consistency, I'd vote for Miami's little island of billionaires: LINK

quote:

The barrier island touts only 40 waterfront property parcels arranged around an ultra private 18-hole golf course. Don’t think about washing ashore to sneak in a quick 18 holes: The sole entrance is heavily guarded, and a private police force patrols the island via boat, jeep and Jet Ski 24 hours a day. Super secure, unless you consider the Iglesias family a major threat.

And I'd rank them above River Oaks and Highland Park.

has nothing to do with the statement about the old wealth, some of those estates have been in old wealthy families so long that the 3-4-5th? generations of entitled wealthy brats that have inherited them have probably forgotten where they are
