Sold my house in Cinco Ranch in 4 days, but I had 8 showings and 3 offers before 5 PM that day. I held out and let them blind bid against each other and sold for $10k over asking. I could've gotten $15k over if I wanted to wait another 2-3 weeks for a relocation company.

A friend told me if I ever sold my house he wanted it. When I was ready to sell I called him and the deal was done.

When you were setting your asking price did the agent in any way tell you that you should go lower than what you initially thought?

During one of the oil booms in Lafayette during the 70s we sold our house within 24 hours for $10,000 more than asking (on an $80,000 price). Cash sale, no inspection. On another time during an oil bust we lost $30,000 on a house we built.

We had three above price offers on our old house last year by noon of the first list day. So 5 hrs I guess.

I was trying to rent half a double in Broadmoor 2 months ago. Had 15 calls the same day I listed on craigslist. Second guy offered to buy the house. Sold it for more than $100k what I bought it for in 2004.

4 days, full asking price.
Put a sign in the yard last year at 2pm on Friday and got the good news Tuesday morning.
Shown 5 times in that period, 1 was a repeat and the showing realtor said "They will never get what they are asking". Felt good to immediately decline their lowball offer and it took everything in me to not call that bitch when I had a buyer.

Our house back in the Houston area listed at 12 on a Monday. By the end of a sloth rough on Tuesday afternoon a full price offer was made. Made our relocation easier to deal with.

I outbid two other people the second day my house was on the market. Had to go over asking to get it. Four looked the first day, and they had three bids the second day

I had done my research, and knew my asking price would maybe on the high side, giving us 10k in wiggle room. I never mentioned any of this to the realtor. She came in looked at the house, and made the same recommendation of exactly what i had thought. So i said go for it. Obviously I didn't need an agent in this scenario it turns out, but i had no idea that this house would be so desireable. We had 15 showings scheduled and 3 offers in 9 hours. There is apparently a shortage in that price range in that area. Alot of problems with that house that someone could nitpick on, especially the sewage plant. I am just blessed to be out of it in what to me is an absolute best case scenario.

Both houses I own here in Key West I bought the very same day they appeared on the market. It's a sharp buyer market here, if it's priced right it's gone quickly. There's no time to deliberate about it.
