How can I calculate property taxes? Took a quick peak at real estate on Zillow and I have to say the housing architecture is meh with what’s currently available. Also, why do none of these houses have a built in covered patio? Saw several houses with pools and a half arse pergola. Guess they like getting scorched in the heat.

I have lived in both Mandeville and The Woodlands, and to me they seemed very similar…. One thing i know for sure is that both places have many MANY swingers parties, if that is ur thing.. it is not my thing .

Go for it and never look back.

Entertainment is met with one of the most popular concert venues in Texas and an abundance of really good restaurants.

The proximity to Lake Conroe offers fishing and boating options.

The elevation and distance from the gulf make it very safe from hurricanes and only street flooding during heavy rains.

You can fill up your car with gas at night and have no worries about being held up by democrats.

The property tax is high, but if you have school age kids, you would be paying more than that for private school in Baton Rouge. When an area has a higher property tax, just know you get what you pay for - people in the community that value education and maintaining the value of their property.

Incorrect .

I do enjoy travel, and yes im sick of Western women and their entitled attitudes…. But ive never paid for sex (at least not yet, though i dont judge those who do).. and ive never dated or slept with anyone who isn’t of legal age, and consensual .

Expensive.

Really nice.

Lots of police.

Very little crime. They watch like a hawk.

Good schools.

A little keeping up with the Jones up there though so be prepared there can be some peer pressure.

Nice place. Feels like you kind of left somewhere.

Honestly i just believe in never saying never .. i have plenty of friends who believe ‘renting not buying’ is the only way to go, and the adage that you dont pay them to sleep with you, ‘you pay them to go away after’ seems true, and logical .. so maybe one day ill just say frick it and start engaging in purely cash transactions instead of buying them dinner and listening to their bitching.. i just haven’t gotten there yet .

If you want a newer nicer house, you are paying $700,000- $1,000,000 here. There's some newer houses that seem nice in the $400k range, but it's cookie cutter spec houses. I bought one when I first moved here. Decided to go with the older house and do some mild renovations. Less transient in the established areas. Unbelievable schools, tons to do with a family. Wife was not super excited to move 10 years ago, now she'll never live anywhere else. We got very lucky and bought our most recent home in 2019. I know the market got wild here as it did everywhere and not sure it settled down. It's just a harder pill to swallow here because you are paying to live in The Woodlands and not paying for the most up to date house.

First rule of The Woodlands is that it isn’t Houston. During rush hour it can be 2 hours away.

That said… it’s lovely there. Just don’t expect the amenities of Houston.

Moved to Spring/Woodlands area in 1995. Best decision ever.

Spring is on the North side of Harris County and the South side of Montgomery County. I 45 is the boundary. West side of 45 is The Woodlands. Heavily regulated, you need permission to cut down a tree in your yard. East side of 45 is many less regulated subdivisions and not as expensive. Imperial Oaks, Benders Landing and the newest development is called Harmony. Many other good places to live on the way to Conroe. Check a real map, anything near the San Jacinto river, better plan on flood insurance and having a boat and your own supply of sand bags.

No income tax but that is not a break for you as property taxes are higher, sales tax is 8.25%. Texas government will get your $$$ one way or another.

There are enough hospitals, medical providers, shopping in South Montgomery County, no need to travel to Harris County. The population of South Montgomery County has grown by a least 500,000 in the last 15 years. Check the ratings of Conroe Independent School District.

For a small 3BR, 2 bath, 1800 sq foot house in a typical subdivision will sell in the $250k to $280K range
