I’d save those shekels till the bust comes. This will give you time to see what investments you believe will work. I’m looking for an unused building with a large roll up door. Want to buy a car lift and put inside. Just enough for a single mechanic to have his own business. You know there’s a mechanic that’s tired of dealing with his bosses shite that could pull in enough clientele to make a living and pay you rent for the building.

Logistics must be a nightmare. Have to hire a full time nurse plus attendants and real estate. I wonder how much upfront cost this is

No, my girlfriend is a gastroenterologist and make over 500k but her hands are limiting her from working too much longer. We invested in stocks but seem too volatile so thinking of buying some business to run

I looked at doing a laundromat once. I have commercial rental property, but wanted to look at something a little different. There was a small town about 10 miles from where I lived that didn't have one and was pretty low income. I recognized that people that lived there had to drive 10 miles to do their laundry. I did research and determined the number of trailers, rental houses, income, population, estimated the number of loads of laundry per week based on number of families, etc. I contacted a manufacturer of commercial washer / dryers and confirmed they could be leased and the cost, how much leasing a building would cost (would buy and lease to my laundry business), estimated cost of labor to operate, etc. I calculated it would make about $30K per year. The salesman of the commercial washer / dryer company also did a free analysis based on the location and came up with the same number. In the end, I didn't want to have to trust someone to collect the money every evening and didn't want to do it myself. The other downside was that the salesman told me that I would definitely have it broken into periodically and equipment damaged trying to steal the money in the machines. He said it was just a part of owning a laundry mat.

It was fun doing all the math and research, but figured I'd just stick to renting buildings.

Warehouse space, specifically. Cross docks are in super high demand due to Amazon forcing distributors to mimic their business model. We’re forecasting funding 6 new warehouses before EOY.

My newest idea is a window tent on cars that reflects heat instead of absorbing it. Or maybe some kind of heat sink that absorbs the sun's rays and then disperses it not into the car.

My other idea is a double hotdog stand. Instead of your regular bun you cut out a hoagie to fit 2 Chicago style dogs.

I have a cousin that is into housing for the "disabled". Making stacks and it's all paid by the government so the rent is never late.
