It all depends.

I use to work for a local government building inspector's office for 3.5 years in college.

Our inspector use to always find shite that private home inspectors missed.. Or something they made a big deal out of that really wasn't a big issue at all..

Some of them will put every little thing they can find, in their report... Because they want to look as if they caught something that someone else might not have..

Some (but not many) are really thorough.

Quite a few of them see it as a quick and easy way to make a little extra money.

This is what we’re doing. I just don’t understand the benefit of padding reports with bullshite to scare the homeowner.

they suck for buyers as well. They like to pad their notes with bullshite that doesn't matter but ignore or just don't know where the serious stuff is.


Inspectors get referrals from real estate agents. REA like to sell houses. Inspectors like to have a job.

Every one I've dealt with is dumb as a doorknob. I could find more shite walking around with my eyes closed

They serve a purpose but are definitely a pain when you are a seller. We have walked from deals based on what we learned from home inspections.

Last 2 houses I have paid a plumber, electrician, and HVAC company to inspect those respective areas. It is pricey but plumber found a huge problem on last house and saved us $$$$

kind of a racket, unless there is some major structural issues all property is pretty much for sale as is, the ancillary cosmetic BS is all negotiable, an inspection just gives a report of the state of the property as the inspector sees it

Don't Use House Call. This guy doesn't have a clue. House I bought he missed a ton of shite. I ended up spending over 20K to rewire the house to get it to code

Mine literally gave me a list of items that he does not inspect before performing the inspection.

I had a guy from a popular inspection company find something wrong in the electrical panel. He actually offered to fix it quickly himself. The panel was next to an office and as soon as he “fixed” the issue it caused a power strip in the office to shoot sparks and caught the carpet on fire. The current owner was pissed. I got a free inspection and new carpet.

To understand their mindset of being large and in charge the most recent one I encountered had faux looking police type brass badge with his name and logo on it.

What a pathetic loser
