What Are Your Experiences With Home Inspectors?

Are they all tards? Just got one back and the report included 1 real issue that we’re willing to address and a bunch of bullshite that doesn’t matter. Said our stairs “appear to be uneven” even though they aren’t. Said our hallways were “missing doors”, lol we said they were in the attic in the sellers disclosure. Even included pics of an uneven sidewalk that wasn’t our house

If you're a buyer, they're nice. If you're a seller, they're tough to handle.

I mean I get they are for the buyers protection but including cosmetic and straight up erroneous shite to pad their “report” is ridiculous.

When we sold our house, the inspector dinged us for a light that "appeared to be non functioning." It was a motion sensor light.... his inspection time was 9a-11a.


Also dinged us for a hole in the ground. OP, yes, they're morons.

Look for a retired carpenter that does home inspections. Nothing less. Most of the ones that do this don't know jack shite about building a house.

Oh, last house I built, the bank made me have one. Yep, retired carpenter. He was to come for 4 inspections as I built. After the third, he asked as to why I didn't build houses for a living and he canceled the last inspection.

I refinanced and had to have an inspection. When I opened the door I could tell he was a dick. He was so stiff he creaked when he walked. I was on the phone, during the inspection, and mentioned to the caller about replacing the tile floor. The lazy fricker wrote in the inspection that the tile floor was older.

The last one I used missed a MAJOR issue with my roof that cost me $10G to fix years later.

He didn't want to accept responsibility and they even include clauses that don't guarantee anything in their contracts, so I had to eat the cost. Not sure what the lesson learned is other than hire a respectable one and be there when he does the work and follow his arse around to make sure he does a thorough walkthrough.

An inspector isn't going to blow the sell with something major, if he does realtors will never use him again.

I sold a house once and the buyers inspector just walked though, flipped the light switchs, flushed the toilets, and ran the water. Then charged the guy $89.

In 99% of single-family residential home purchases, you're buying the land as well. So I would hope they are inspecting the entire property as they should.

Like many professions, they vary in quality. Some of the better companies offer engineers to assess the house (albeit it's more expensive).

They will probably miss a few things, but they should be expected to catch the major issues (safety concerns, structural, code violations, etc.)

They are idiots. I had to dig a 4” hole underneath a dryer vent so it would be 12” between the vent and the ground. Then add stupid child locks on the windows.

Blows my mind that we need an appraisal! I don't need some a-hole to come in my house, look around for 10 minutes, look to see what Jim sold his house for down the street and then tell me what my home is worth. It's worth what someone is willing to pay for it

Sounds like you’re the idiot for agreeing to make the fix that the buyer requested. I tell mine to kick rocks on the frivolous stuff.

Did they send you the entire report? Most of the time the buyer will send only the pages of concern from the report.

You don't HAVE to do anything, unless it's a code issue.

The inspectors come up with shite. Buyers may ask the sellers to comply with the shite. If you're the seller, you can certainly tell them to frick off. Question is, will it make or break the deal. If it's BS, it shouldn't.
