Not surprising - that store was a pain in the arse to get to anyway, never crowded, and very small compared to the outlet located AEs in other places
Unfortunately going the way of everything in Canal Place

I have 6 pairs of AEs and most are 8-10 years old. Once you get enough of those nicer shoes to cover the styles and colors you don't really need to buy any more.

Yup. My collection is where it needs to be. Only time I buy for me now is trunk shows when I see something unique. Like a McCallister boot.


Friend is manager at Anthropologie. Said their business more than doubled when they moved out to Metairie.

As an example- lots of people saying Amazon/Whole Foods has taken a look at some of the saks space

If Tesla builds out more extensively putting inventory in the garage, you get an Amazon center servicing hotel guests/conventioneers and a downtown Whole Foods…. Replace a few of the watch shops with the right fits.

The 3rd floor has had rumors of an entertainment revamp for a long time (picture loft 18 replacing the food court to go alongside the theatre).

You could see the whole place go from challenging high end fashion retail to a bit more accessible retail, restaurant and entertainment with a tech lean

Again, one example of a path that been chatted about but feels a little more modern than the past iteration.

Could also die on the vine and get really ugly as leases expire if they don’t get a fresh concept moving.

And convention forward in that tourism.

The Whole Foods would create steady foot traffic with both neighborhood hotel guests but also cbd/fq residents. Office workers in the building would likewise love to pickup dinner on the way out the door.

Some sort of Amazon build out is similar

Third floor entertainment would be like 50% buy outs from conferences at walking distance hotels, 30% tourism and 20% locals happy hour

And then some slightly more accessible retail/restaurant would do the same.

The immediate block or two has received billions in investment since 2020 (four seasons, Caesars, Westin Reno, Fillmore, Spanish plaza, aquarium, ferry terminal). It would be unfortunate to see this asset not survive- I’d guess it does.
