You don't hire the manager to do 100% of the work so you can do nothing out of the gate; you still have to manage the manager until you are content, they are able to run with it. But, Mingo is correct here. If anything, the manager at least gets to take you out of the equation of having to deal with the small things, and you put that on them to handle. Then you get to focus on the larger items at hand and only have to routinely step in for the small things when your manager needs your support or it's time to properly escalate the situation to the next level.

When they miss payments, cut em lose and if it is substantial, sue them.

If you didn't expect this, you didn't do your homework.
I understand what you mean, but are you really entitled to it? Isn't that just part of doing business? You can't just get rent houses and think all you have to do is sit back and collect monthly rent with no issues at all.
Its not perfect.. boo hoo. Its just part of the job.

If you're miserable dealing with it, wouldn't your children be too? Doesn't sound like much of a generous gift.
They may not feel this way until they get older, but no child raised properly would want their parents to be miserable to provide them with some extra inheritance. They're not entitled to anything from you.

Yeah, commercial tenants can be rough when they start missing payments or stretching the truth. I got sick of the constant reminders and paper trails, so I switched over to TurboTenant. It handles leases, invoices, even rent reminders automatically. I still deal with the occasional headache, but at least I don't have to micromanage every payment or argument anymore

I can tell you right now your restaurants are likely failing or don't have the cash flow to keep up with rent. The gym is going to take a few years to build clientele and laundry mats with the rising utility bills and as expensive as is to maintain their machines is a small margin business anyway, those change hands about as often as restaurants.
They are giving you the BS b/c they don't want to admit they are failing, or they don't like you as a landlord. So it's not a matter of "grind of dealing with people". It was a poor investment and you bit off more than you could chew in financing most of it, and you need to try to sell it and file bankrupt if you can't cover your loss.

I don't anymore. Retired.
People are generally selfish, rude, inconsiderate, disrespectful and aggressive.
Other than that, they are ok to be around.

Why don't you begin the process of outsourcing some of this? Talk to a couple of property management companies and just see how much of a cut they want. Even if you don't pull the trigger now, you will at least have a ballpark of how much bigger you have to make the outfit to make outsourcing the management worth it.
Good luck. It is a good problem to have (i.e. one you can throw money at).

Employees are the toughest part of my.job. I long for a job i could do by myself. When I had beach rentals.i just used a management company and let them deal with it. Violence is all that many people understand and I am.more inclined to result to those means. Best to let a management company do things

No, Hiring the right manager will fix 80% of what you just mentioned. You consolidate dealing with everyone's bullshite and excuses into one person. Finding the right person is the key. Buy back your peace

Totally understand. I evicted the last person and still contemplating whether or not I want to continue renting to people. I don’t need the money and I also don’t need the headache.
