The price is going up. And Madison traffic is legit ridiculous. Having lived in both, think I'd rather live in Bham. I'd rather be back in east TN over either though.

North side really doesn't but you're fricked going south or east.
I spent my fair share of years fighting traffic to live on the south side of town and finally said frick it and accepted my old age and moved north. Fultondale/Gardendale for a quick commute into downtown or an hour drive to head south of downtown.

The same way the city of Birmingham is not much over 200k (which Huntsville will soon surpass) but the metro is at 1 million.
And 444k estimate is way too low and from 2014. It's grown a ton in five years.
ETA: If you include the Combined MSA that includes Decatur, the population cracks 700k. I think you underestimate just how powerful the economy is in the Huntsville area right now, even outside federal spending.

You can't include Decatur

Athens is a suburb of Huntsville at this point, and is already included in the MSA (metro) population. When was the last time you were in Huntsville? You do realize the city has almost surrounded Madison and extends well in to Limestone county right?

Lived in Huntsville for 5 years. Loved it there. If only there was decent skiing in the area. Moving to Boise in a month. Hopefully get some of the Huntsville vibes + skiing.

Everyone says this, but I've been living in Madison for a little over a year, and the traffic isn't that bad. Granted, it gets a little rough during rush hour times, but even then it is no where near the traffic that Birmingham has...and I mean nowhere near. It is not close to being bumper to bumper/stand still traffic. I live off of County Line Rd, and it takes me about 20 mins to get through gate 7 on the Arsenal.
People that bitch about the traffic in Madison have never seen what real, bumper to bumper/stand still traffic is in big cities.
With that said, they should've started widening the roads 5 years ago. If they don't do something soon, we probably will have real traffic issues in 5 years down the road.

I’ll be living south of 72 and Wall Triana essentially. I’m sure the traffic gets decently bad on the 72.

I guess it depends on your definition of bad. People that have to deal with real big city, stand still traffic would kill for Madison traffic. I mean Wall Triana can get pretty congested during the 7:30AM-8:30AM and 4:30PM-5:30PM hours, but the traffic is still moving. Outside of those two hours, it's not that bad. 72 can get pretty congested on Saturday as well, but again it's nowhere near bumper to bumper/stand still traffic.
