Retirement plan is Beufort or Davis Island SC
You spelled Beaufort wrong and Davis Island is not a place in South Carolina.
ETA: coincidentally I was going to say Beaufort.

Who is underrating Blue Ridge?
When I think 'underrated' I think of stuff people perceive as bad, but is actually kind of good.
Blue Ridge you could maybe call a 'hidden gem', but I think its fairly well known.

Any opinion on Longview?
way less amenities and size, but still nice enough. i haven't explored it fully, but i don't see the natural beauty there quite as much. Tyler is just a nicer town IMHO, but Longview doesn't suck.
other than LeTournea i just don't see as much potential for nice things.
you name an area of Texas and i've been there. I cover K12 accounts all across the state.
Longview is nowhere near the bottom of my list of places I would live if that makes sense. Not that close to the top either but definitely in the top half.
my top 3 are Tyler, San Angelo, and Boerne.

Agreed. Places like Fort Payne, AL. 40 minutes from Chattanooga and close exposure to Sand and Lookout Mountain and NW Georgia.

The whole Tri-Ad area is nice, however Winston is one of the weaker links of the 3 cities, IMO.
High Point is by far the worst of the 3 main Triad cities. It has the most crime, least amount of "good neighborhoods" and the downtown area is a ghost town of furniture showrooms used twice a year.

Franklin, TN is hard to beat if you don’t mind a higher cost of living. Still mad at my wife for wanting to move closer to home. Really loved living there and it’s a great location.

I can tell you want isn't underrated - Laurel MS.
In spite of what the TV show Home Town would have you believe, the town is shite.
I had one of the worst experiences of my life there.

Daniel Island is really nice. Looks and acts exactly like Pleasantville except prettier. Very quiet unless there's a concert at the stadium, which is just how they want it. Very circuitous getting downtown unless you take the DI Ferry (which is what we do for concerts). $600k+ for a 2/2 1k sq ft. condo, $1MM+ for anything decent.
