Our deductible is $35k, so I’m out of pocket literally $45k before insurance kicks in a dime for wind damage.

I don't its any stretch to say that a given home in LA has a higher chance of flooding than a home in OH. Doesn't mean some creeks and rivers don't get out of their banks up there and flood some homes though.

Sounds like going rates are 1.5-2% of value near the gulf/hurricane prone areas, and drop to 0.8-1% in Baton Rouge area. Are people including the all in price for these quotes (floor insurance), or just homeowners insurance?

I feel like the breaking point for me was when the premiums exceeded 1% of the dwelling coverage (ie $3k on a $300k house) and still having the carry a deductible of 2% of the dwelling coverage.

My investment property was way worse than that.

I am guessing that isn’t real. I pay nearly 2k in Northern Alabama and rates up here are relatively cheap comparatively

Mine was about 4500 in 2022.

That was the last year I had it before I cancelled it.

They raised in to $12k in 2023 and after calling around and not finding anything cheaper, I didn’t bother renewing or getting a new policy.

His quote is fairly close to my rate. He's in BR which isn't as hurricane prone as some of the other areas of S LA. It's just further inland.

A major storm on the right path could cause a good bit of damage here, but it would be weakened some by the time it got here.

Gustav is the only storm that I recall in 46 years that caused a good bit of damage in BR, but it was still nothing compared to what has happened to places like Lake Charles and Nola in recent history.
