They are all conventional slabs in this neighborhood. I am not sure DSLD subs would know how to properly pour a post-tension.
That's not a traditional slab.

Yes but it's an issue when your reinforcement is protruding to the point that it is constantly exposed to the elements inducing rust.

Blackrock purchasing? Disgusting. Hope they lose their arse on the low quality of workmanship on those homes

Your move is to sell when all the sharps are buying?

Maybe so. They are pouring more so I will drive by one day and see if they are post-tension.

Maybe, doesn't mean I agree with it or support it.

That's a piss poor patch, poly is exposed and the weeds leads me to believe the builder has no pride in his work.
With that said- I bet any engineer worth his salt would said that's a cosmetic repair that won't have a structural effect on the home.
Finishes are terrible in those homes but that's why they can sell people a 3/2 1800 sf at a reasonable price with a warranty.
It's like someone expecting a Bugatti but wants to pay a Honda price.
There's a whole bunch of people in South Louisiana with DSLD homes that just rode out some historic storms with little to no issues.
I was in LC after Laura for a little over 2 weeks and worked in quite a few dsld neighborhoods. I was shocked at how well they had done honestly.
But yeah the concrete contractor from that job 100% didn't use a vibrator

any purchase or sale you ever makes manipulates a market, just a very tiny amount
Investment firms pouring billions of dollars into housing market, creating shortage of inventory and materials, causing prices to rise, and make homes either unaffordable or unavailable, is manipulation imo.

What part of SWLA? I’m currently working in LC on a commercial project but looking to get back into industrial once this project ends. If I get a job with the new driftwood LNG, likely buying a house in the LC area

Still depends on the legal environment.
Property values in Cali are good investments.
Rental properties there? Less so due to rent control. You may end up paying property tax on X value but only be able to draw rent which is a fraction of that then deal with the possibility of them pulling squatter bullshite to drag you through court to get your own property back.

But what does "manipulation" mean in your posts?
It's as bad as a leftist using the term discrimination.
I'm not saying that manipulation of the market isn't going on just that you're not defining in a way that matters in any meaningful part of a discussion. Anytime a home is purchased or sold the market is manipulated so that term as a general Boogeyman is worthless

Perhaps but that whole corner is pretty blown out. I would be concerned about the integrity of the brick ledge as time goes on and yes I know brick is just a facade and nothing structural.

Yes, but you also have to take into account that with any hurricane, the majority of damage is from trees and tornados. The DSLD neighborhoods have zero trees and seem pretty lucky to have avoided tornados.
Other than that, they survived as well as a lot of LC homes in that they were missing siding, fascia, some had roof damage, etc.

I was in LC and Moss Bluff today. There are 4 or 5 neighborhoods here that DSLD is building in including some in Sulphur.

Moron. How is performing inspections for his client contributing to the housing crisis?

I'd LOVE to hear an answer for this.

I remember when the contractor and broker I first started working for back in 2001 was building a subdivision he sold some of the first lots from one LLC to another to get the comps out there at a higher price and set the market for that development.
Not sure if you could get away with that now with the wealth of information there is everywhere but the point is that even a smaller guy can manipulate a market.

Part of my business is that we have to do evictions from time to time. In fact, I have a crew doing one next Wednesday in Hampton, VA. One guy on here used to call me scum for doing that in favor of mortgage lenders. My stance is always if I don't do it then someone else will. We serve a purpose and it's just business.
Also, if companies like mine didn't exist then the value of neighborhoods would go down due to foreclosures not being maintained and/or repaired properly.
ETA: Also, banks have already offered people money to move out via cash for keys before getting to the eviction stage. It's pretty standard.
