I saw this statement floating around on social media so I was trying to find the source and came across this article

The Tragedy of Numbers, or Why (Some) REALTORS Should Embrace the Coming Storm

quote:

2022 might come in at 5.12 million existing homes sold (July data, seasonally adjusted). At the end of July, there were 1.58 million REALTOR members of NAR.

In 2000, 5.04 million existing homes were sold. At the end of 2000, there were 766K REALTOR members of NAR.

quote:

As you can see, existing home sales remained between 2 million and 4 million from 1975 to 1995, with an average of 3.25 million. That’s 20 years. From 1996 to 2021 (25 years), which includes the Real Estate Bubble, existing home sales ranged between 7 million in 2005 to 4.1 million in 2008, with an average of 5.25 million.

In 2021, a record-setting hottest of the hot housing market year, there were 6.12 million homes sold, a 147% increase over 1975. What’s more, the median home price in the U.S went up in real dollar terms (1975 dollars) by 116.4%, resulting in a per-REALTOR Sales Volume 585% more than in 1975 in nominal terms.

The problem is that there were also 1.6 million REALTOR members in 2021, a 258% increase from 1975. So the average REALTOR did 7.8 transactions in 2021, versus 11.4 in 1975.

That average is skewed since the top 10 percent of Realtors doing like 90% of all transactions or something crazy

This graph is about to see a repeat of the mid 2000s dip

Everyone gets a trophy. The top real estate agents should be sharing their sales with the newbies. Maybe an instawhore bailout is on the way to help agents pay for their 30A trips.

That seems like an almost unbelievable amount of realtors.

Years ago I saw a stat that there are more licenced realtors in California than there are properties sold in a year. So the average sales/realtor is <1.

Few months ago, sort of seeing the writing on the wall as to what was coming down, but while interest rates were still relatively favorable, made a somewhat lowball offer on a NO house, only to be cackled at by one of the resident NO realtor biddies as if she was SOOOO insulted and we were just out of OUR minds. Owner wouldn't even counter.

House is still sitting there now listed for LESS than what we offered, with current interest rates now making it all but a non-starter.

I've made a few fairly low offers recently with one countering with almost nothing off listing and the other not countering. Price drops have happened again this week and I'm just waiting it out. I don't think the demand is there as much as people think it is at least with the stupid prices people are asking still.

Yea it's nuts

Lake Charles is a small market and the number one Realtor here is a friend of mine. She is one of the top producers in the nation for number of transactions. She does so many transactions I am not sure how there is shite left for anyone else. She does between 300-400 transactions a year.

Are they all active?

Is it possible many of them have a full time job and have a real estate side hustle?

I’ve had a house on the market since June. Basically the week I listed the market went kaput and the little remaining strength was occupied by a bad faith contract where the woman knew her taxes weren’t reflecting all her income.

It's called a Real Estate Bubble Burst.

Hyperinflation is a bitch.

Possibly which is why they aren't selling shite. Outside of selling to family and friends, being a Realtor part-time isn't going to get you very far.
