This has been hashed for years. He doesn't own it anymore- it wasn't tied to the other development - he sold a few Class A office building he owned outright for multiple millions - the Ford property is worth a ton - Rouzan is generating capital.

What's not to understand? Why is it a trainwreck? It is now on the market and will probably sell for upwards of $300 million to some REIT and is also being completely built out as I type this. As of today it is worth substantially more than it was a year ago.

I don't understand the appeal. I go to the movies to watch a movie. Not get boozed up and have a full course meal. IMO, PR is less crowded than other theaters, but still has a quality venue.

Those Crescent condos across from the beach are fricking nice. By far nicest ones around LSU. They originally wanted like $600k for a two bedroom, so I am guessing the prices have come down since then.

Complete suppositional bullshite comment. Nothing in my original post infers that I don't know anything about real estate. It's a fact that Spinosa has a bad reputation around BR, especially in the sub-contractor community, so I am logically perplexed about how he got the level of funding he did for the Rouzan project.

Worst thing they did was put the movie theater in there. Should have kept it more upscale bars and restaurants.

Read my post. What don't you understand? It is a different project with different banks and different contractors, different type development in a different economic time.

Bad reputations are just that- reputations. It has nothing to do with money.

And to the guy that bought the $350k condo - 1 bedrooms are selling - and they are selling - for $250-275k. They are renting for 1000-1300 for a 1 bedroom so maybe he should rent it and in 24 years get a return on his investment.

I go there all the time.

It's not even that bad at all.

In fact, I don't think I've ever thought about seeing all the kids there.

You guys should go to Mandeville/Covington and see all the kids out at the movie theater there.

Those sort of centers work by having a big traffic draw, like a movie theater or the first Whole Foods/Trader Joe's in the market. I don't think there's any way they could have built Perkins Rowe or attracted other tenants without a theater.

Like every mall, it will be immensely popular. Yet, eventually, like every mall, it will decline and then close.
