What's wrong with Magnolia Woods? Almost an acre lot ( many are an acre) plenty of mature trees with shade, middle of the city, multiple entrances and exits.

Better than new cookie cutter faux cookie cutter on postage stamp lots and a three year old elm tree shoved in the front yard.

A lot is wrong with it. Its proximity to Staring Lane and other less than desirable areas is a little too close for comfort IMO. Then again, most of EBR is suffering from a malaise when it comes to the overall well-being of the community.

Magnolia woods for the price per square foot is one of the best neighborhoods in Baton Rouge. For anyone that wants to live below Jefferson or I10 and can't spend $150 square foot, the neighborhood can't be beat. Quality construction with mostly caring neighbors that take care of their property and also happens to be a 10 minute drive to everything someone below i10 would want to visit besides downtown which is only 15.

Im waiting on your suggestion for a better neighborhood in that price range. Im all ears

I get the feeling that some people in the Baton Rouge area are secretly pulling for places in Baton Rouge to decline for some reason, and I can't figure out. I wonder if most of them are from the areas surrounding Baton Rouge and don't like the city of Baton Rouge having nice things for some weird reason.

I feel like I have had this conversation a few times over the past 3-5 years:

Other Person "Perkins Rowe was nice, but you can't even go there anymore"

Me "Why? What Happened?"

Other Person "Oh I just heard someone say it had gone to crap"

Me "When is the last time you went there?"

Other Person "I haven't been there in a while just heard it was crap now."



I go to the restaurants, bars, and movie theater occasionally and it always seems safe and pretty nice to me. Sure it could have been better if the construction and start up would have gone smoother, but I don't see this decline that it seems some are hoping for anytime soon.

I'm looking on MLS right now. The avg price per square foot looks to be about $250. What is your "friends" livingsqft?

And, to top it all off, the city has approved the development of the Picardy Extension that will link the back of the mall to the back side of Perkins Rowe immediately behind Fresh Market and Paris Parker. That's a game changer for Perkins Rowe (still several years out) since it will allow for easy access from the interstate and the other major shopping area--the mall of louisiana.

PR seems to be okay. I think it can use a nice higher end hotel or something.

They are building a road to connect to Picardy and I remember reading about a high end apartment complex and some more shopping going in.

They have been talking about this for 20 years. It was literally posted on the Dunham master plan, because they noted that it would be easy for them to tie into a main thoroughfare to get to the interstate.

I think the main issue is not only a bridge over the creek, but the fact that an underpass in needed for the railroad, and we all know how well the RR is to work with.

I'll be pleasantly surprised when/if this gets done.



Additionally, is this area (where I assume this road has to come out) really wide enough for the 5+ lanes that would be needed?

In March 2015, it moved to "final design"...at least it's moving!

The $25.6 million Picardy-Perkins connector, one of the more expensive and highly-anticipated projects will add a connection from Perkins Road to the Picardy Avenue/I-10 Interchange. The new roadway will begin at Perkins Road between Wimbledon Subdivision and Perkins Rowe, connecting to the Mall of Louisiana Boulevard.

The 4-lane gutter project will add a raised median, sidewalks, a new bridge crossing at Dawson Creek, and an underpass at the Kansas City Southern railroad. The project is supposed to give an alternative route to using I-10 and Perkins Road.

Maybe it's just the way the shot looks on google maps, but I still dont see how they can fit a 4 lane road with median, sidewalks, etc, in the space between the citizens bank and that music store. Maybe they can though....



Glad to hear this is moving along, will definitely help out with bluebonnet traffic.

A guy from Houston just purchased a house on Albert Hart Dr. for $1,064,000.00 for that kind of money he could live anywhere in BR, but he picked Magnolia Woods.

Great. So the cars traveling south to turn left onto Perkins will back up to the mall.
