You’re likely going to still end up paying 2-3% to the buyers realtor. Selling by owner can save you a little bit but it’s really not as much as you think

This has been my experience.
Our last sale was FSBO. The buyers agent said she would need to represent both sides.
I raised my price to fit in their fees, and at that point the agent kissed my arse because she didn't want to jeopardize the commission.
They had an inspection by a moron who advised several repairs. We did none of them (half of them were idiotic). And we closed. The realtor really was a moron and she would stab her buyer in the back for $100.

THAT is negotiable on who pays the buyer's realtor if they really need one, which most buyers do need.

As a seller, I can tell the buyer to eat shite on me paying for their realtor.

When we sold our first house we had a couple look at it and give us a low-ball offer. We declined because we weren't forced to move. The same couple bought the house a year later for somewhere in the middle of list and what they offered. We'd have probably sold it to them at the time for that price too

Most of buyers are represented by an agent so you would have a small of buyers with that philosophy

I've bought one home in my life and I could tell Realtors were a scam immediately. The guy we used brought nothing to the table. All the forms were just boilerplate.

Everything we negotiated was my idea. Dude was straight crap.

I'll FSBO next time and I will refuse to pay them a dime.

I rather give a magician 6%. At least you get a show and not some moron that specializes in nothing but telephone tag.

Moron was even late to the closing. I remember asking him in front of the closing table "Why the hell are you even late when you're getting free money?"

I would actually factor 3% fee in the price anyway. So I can negotiate that they pay their own realtor(home price + 6%) or take the offer+3% while knowing they are still paying their realtor. I win.

The problem with FSBO is the realtors will boycott you. Most people need their hand held to buy a house. Have you seen how many low-functioning people are out there? Additionally people like affirmation.

All realtors are the scum of the earth. I had to deal with them daily for almost 10 years and they are all the exact same. I can’t fricking stand them and if you are a realtor then kiss my arse

Don’t be ignorant, in many cases the buyers need help with cash for closing costs since they are using a large amount of cash for the down payment. Also as a realtor, if closing costs are $10,000, on a 3% commission thats about $300…..I couldn’t give 2 shits about $300 in the grand scheme of things and would never work a deal just for the sole reason of looking out for myself.

Maybe some of y’all should do better jobs interviewing agents and these problems wouldn’t happen.

It's worse than car dealers.
If more people took the time to learn the system and the specifics they would save that 6%.

The people who think they know everything are the ones who get fleeced the worst on real estate deals. A lot of transactions are pretty mundane, but I can tell you on a great deal of transactions I’m worth every penny to clients.

1 Percent Lists is an option if you still want the services of a sellers agent without giving them 3% for no reason

I sold my last house myself. Luckily my aunt is a realtor & really helped me with a lot of nuances you don't think about until you're in the middle of the sale. I felt awful for my buyer though. He didn't know anything. Realtors can be slimy AF but the good ones will help you CYA going thru the process.

Realtor flat out lied to you. And was skating on thin ice as some brokers/states don’t allow dual agency. I did FSBO and represented myself. That realtor just wanted a fatter commission. I’d honestly have reported them to there broker of state authority.
