Honestly, this is one of the more undervalued parts of the job for realtors. The buyer and/or seller have no idea how many rollercoasters the agents save them from being exposed to. A good realtor knows when to open their mouth and when to be patient. The process works the way it does because people get emotional about shite.

My wife had a deal fall through the day of closing because the title company had to move the closing date back 1 day.(from a Monday afternoon to a Tuesday morning) The seller flipped shite and canceled the whole deal. Congrats you moron, now you get to start all over with another buyer. Some people just don't act rationally at times.

Emotional intelligence is severely lacking in the general populations.

I'm not a lawyer and I'm not in real estate, but this sounds like a breach of contract at least here in La. Title company needing to move closing back 1 day due to scheduling or other legit circumstances does not allow a buyer to abandon the purchase when you're that far downstream into the closing imo. But then again, not sure how you can legally go after them other than having them forfeit the earnest money.

Sold my previous house myself. Saved a ton of money and it was super easy. I highly recommend it

Most realtors are dumb as shite. For every decent one there are about 50 who are realtors because they aren’t qualified to do anything else. The best are the husband and wife “teams”.

Same here. I didn't play the meet me in the middle game the last 2 offers. Both times they came down to our offer. Since the first one expired (I didn't counter theirs) I wasn't even obligated to my offer. They were on the market for 4 more months, but got $10k higher (good for them). The 2nd one they came down to our offer and we accepted. Newer house that we liked more.

Don't let anyone tell you that you should give in.

It’s a broker relationship. They only represent the deal. They do not represent you.

I did the opposite. In a tough market, with a contingent offer, I contacted the seller. After talking with them, they accepted my offer, even while holding an offer that had no contingency attached. Would have never happened if I had listened to my realtor

No that's shitty RE talk. That is a scripted line every buyer rep gives to try and make the seller jump through hoops, over react and throw the kitchen sink at the buyer.

OP is right, that line is a load of crap.

Housing is arguably one of the few things you can purchase in America without being middled. I’d love to cut out Publix, Ticketmaster, Comcast, etc… out of the picture.

It's too easy to be a realtor. I know way too many soccer mom's and other idiots I went to school with who are now realtors.

Make them get at least a two years associate degree (or higher) before they can take their little cake walk realtor's exam.

You're spot on. The problem is - those people needed a house now, not in 6-12 months after the litigation takes place. People talk a lot about suing someone but rarely(at least from what I've seen) does it end up benefiting anyone to drag people through the legal system. The threat of legal action generally does the trick but once someone still decides to move forward(failure to perform in this case) it just wastes time and money for all involved.

It's unfortunate, but it is what it is.
