That's what I thought too, but Google listed the WMA as Ramsey, that's what I used.

So I guess you would say you like it up there?


About the commute, Google says 1:03 to the office. I go in and leave pretty early, very low traffic times for BR. If it's in the ballpark of an hour, im good.

Where is your office and what routes are you planning on taking?

I don’t think there is any way you can get to BR in less than 1:30 from Folsom

Does Lee Road go through Folsom? My wife grew up there. She graduated from Covington High School. Her and her friends always joke about that place.

shite man depending on the day you may take 190 all the way to Hammond. I know that if you take 25 all the way to 190 you may hit some traffic at that intersection. If you can avoid Covington in the morning though you should be ok with traffic.

12 does become a parking lot getting into BR and driving on 12 between BR and Covington is like Talladega. However, if you can make it work, it’s beautiful area and land and the people are generally really nice and friendly.

I'm in the office before 6 and used to the traffic in BR, my current house is in walker.

Looks like y'all have made up my mind. Folsom might be the ticket.

I grew up in Covington (A little north) before Katrina and I loved it. I hope there is a little small town feel left somewhere around the northshore that isn’t ruined by all the New Orleans transplants.

Some of it is prone to flooding, particularly along LA 1077 (Turnpike Road). There is an area on Turnpike just south of Bennett Bridge where the Tchefuncte River and Bedico Creek come together during flood events that can cause problems, and it's gotten worse since Katrina when developers started building in the Tantella Ranch area; this manifested itself in March and August of 2016. I would be careful buying anything below Bennett Bridge Road. As far as the people are concerned, there are a lot of "come heres," aka folks from the New Orleans area who've moved up since the 1970's. Some of them are pains in the arse, but some are very nice folks. We have one who lives next to our property who keeps an eye on it for us. There are also people who've been in the area since the days of the West Florida Republic who are rather suspicious of new comers. As far as the schools go, Folsom Elementary and Junior High School feed in to Covington High, but there is Archbishop Hannan High located at the corner of Bootlegger and Turnpike Roads which could be an option. Shopping has gotten much more convenient in the last few years with major chain joints opening up along the interstate near LA 21 and 59. There are also movie theaters and restaurants in the area as well. The riverfront at Madisonville is not too far away, and is very nice, but can get very crowded on the weekends, particularly in the summertime.

I don't know how much land sells for these days, but many folks buy acreage so they can create a country lifestyle raising horses and perhaps a few cattle. As far a recreation goes, there are plenty of things to do in the area, particularly if you know somebody with land. Hunting is fairly decent (but has fallen off since 2005 due to massive damage to the woods in the area from Katrina) and fishing along the Tchefuncte River can be rewarding at times (hit and miss), mainly when the spotted bass are biting. I recommend a Rapala jointed minnow or beetle spin cast along escarpments along the bank. Lake Ramsay has produced some pretty big bass, but I haven't been there in years, so I don't know what it's like these days. Ramsay used to hold quite a few ducks late in the season, mainly dos gris and blackjacks. There are also numerous state parks, wildlife refuges, and management areas in St. Tammany Parish that offer a good time.

Dealing with the powers-that-be in the parish can be a real challenge, particularly if you want to build a house or even place a mobile home on private property. Parish officials seem to make these people jump through massive hoops, while allowing developers and builders free reign to build anything any where they want. Que sera!

If you would like more information, you can join the Goodbee Civic Associate Facebook page, which always has very good information about the area. Regardless, the area has become more genteel and tames since I was a kid, but there are still folks over there you don't want to cross. I could give you a few family names to steer clear of, but where's the fun in that!

No doubt. I live off of 1085/ 1077 and was recently offered a new job off of Airline Drive in BR. While it was a dream job for me, google had the morning commute at 1:25 or more by 6 AM each morning I checked it while analyzing the offer for a solid week. The money aspect was not worth the daily commute and I was not considering relocating my family.

Nice now. In 5-15 years will be overrun with cookie cutter subdivisions like the rest of the Northshore.

It takes me just under one hour to get from our place on Turnpike to my house off of Jones Creek Road (and that's doing the speed limit) but you have to factor the daily pile ups on I-12 and a$$holes who hug the left lane doing 60 mph). There are back roads you can take that may take longer, but will keep you at least moving. However stay the heck off of LA 22 during rush hour, and US 190 (the Hammond Highway) can make you want to bang your head against your steering wheel, particularity between Hammond and Walker.

With all of this being said, I knew a contractor who lived between Covington and Mandeville. he told me it took him less time to get to jobs in BR than NOLA, so take that FWIW.
