We've been mapping potential flooding for days.
Flooding won't be even as bad as what we had last October. That was 28" of rain in 2 days during a King Tide.
There are so many damn Yankees here now that have never been through a hurricane and so much new construction though. Wind damage could be massive here.
Most of the houses in Charleston have been through repeated bombardments from the Union Navy, a 7.2 earthquake in 1886, and Hurricane Hugo among other things. Hopefully they have 1 last storm in them.

The only saving grace I can see is that the hurricane wind field, if it holds, is only about 45 mile radius from the center. For Katrina, a day before landfall, it was 85 miles and by the time of Monday early, it was 105 miles. Just caused the water to pile up.
Also if it sits just offshore, while there may be some significant coastal flooding, the worst part will remain offshore.
Slight deviations though could mean disaster or something not too bad.

This is a pretty slow moving storm which is going to build that storm surge up. If you live within 5 miles of the Coast I would evacuate.

The southern end of the island wont be as bad as the northern end as the ebb tidal delta will shift most of its sand to the southern end. From say 7th ave to Wild Dunes you're looking at about 3 ft. Nothing too crazy.
Now if the house is "ON" the beach, thats a different story... We'll see massive beach erosion (unfortunate because we're currently evaluating sand banks offshore for renourishment in Myrtle Beach, the entire coast line will need massive amounts of sand after this).
Storm surge isn't going to be too bad for us thankfully.
