St. Tammany looking to add apartments in Mandeville area

It doesn't matter what the voters say, you will get the cheap apartments and you will like it!

More than six months after the St. Tammany Parish Council shot down a developer's zoning request to build hundreds of apartments near Mandeville amid residents' pushback, the council will consider a change to the parish's zoning code that could boost the chances of those apartments and others like it being built.
The Parish Council will debate a change to parish zoning law to make apartments a permitted use in Highway Commercial 2 zoning designations at a meeting on July 10. About 5,946 acres in the parish are zoned HC-2, including the around 30 acres east of La. 59 south of Strain Road.
Proponents of the proposal, like Mike Saucier, who is pursuing the Mandeville area development, frame allowing apartments in areas with HC-2 zoning as a necessary restoration of building rights. Apartments were an allowable use in HC-2 or HC-2A for many years until the parish adopted its new Unified Development Code, which came into effect in August 2024, according to a parish zoning staff report.

But for critics of the proposal like council member Arthur Laughlin, whose district includes the potential Mandeville area development, the idea of adding apartments to HC-2 is a step backward.

In letters supporting the addition of apartments to HC-2 zoning, the St. Tammany Economic Development Corp., the St. Tammany Chamber of Commerce and the Northshore Home Builders Association argue the change was necessary to bring more affordable housing to the parish.

No thank you. We don't need apartments.

Jefferson Parish is now buying and tearing down apartments in Fat City that were built in the 70's that are an eye soar now..
I wish they could do it with all those flea bag apartments that were built back then.

Do you want the public schools to go to S#&%? If so, this is the way...

Apartments = decay and ruin for any neighborhood where they are built.

I didn't think Mandeville needed any help in attracting more home buyers.

Too many fricking people in the area already, FFS.

They will build apartments, it will cost x amount to live there... Until they have a hard time filling up the apartments. They drop the prices, brings in a less than desirable tenants which then causes the original folks to move out and well.. you know how it goes.
Bring back the projects. That at least isolates where criminal activity takes place.

St Tammany council loves nothing more than telling its constituents what they need more of.

But thank God they're all good Christian conservatives!!
I absolutely loathe developers and their ilk

This is more of a parish wide issue than specifically Mandeville. While I agree that most of Mandeville can do without apartments there are areas and property owners who got screwed by the code change.
If you have to choose between the two would you rather a DSLD neighborhood packed with cookie cutter houses or a nice apartment complex with its on amenities?

this makes no sense.... you probably enjoy those developments you frequent often and/or live in one.
I'm not trying to change your opinion, but would like to open your eyes to the fact that the only developers you hear about are the ones trying to fit a square peg in a round hole. Also, not all developers were created equally.

These serve as quasi apartments, sold on the cheap to individuals and companies with the intent to lease.

st Tammany needs to focus on infrastructure and improving the quality of commuting from point A to B for the people who pay taxes and already live here. It’s like a game to see how many neighborhoods and complexes they can fit in a small area. There is absolutely zero regard for traffic and ZERO forethought into zoning and re-zoning. They want the tax dollars but don’t want the responsibility of making it livable. That new development that DSLD bought out on 1085 with low cost “houses” is going to bring low income tenants to the area. The price is right for rental peoperties.

I probably should edit the "nice" out of that comment
Companies aren't buying these cookie cutter houses in LA with the way insurance is trending. That may be the case in other parts of the country but not here.

Say what you want now about Slidell, but the Slidell i knew in the 90s/early 2000s was homes, small apartments and community. The apartments built after Katrina next to Salmen High absolutley turned into a Section 8 fantasy land and ruined that school.
Mass apartments do nothing but make the construction company money and some owner that DGAF about the area.
