I mean its about a post high school band... what did you expect? I for one, enjoyed it. The story is silly, the music is catchy and fun, the acting is on par for what I thought it would be, and some of the comedic writing is funny.

Companies aren't buying these cookie cutter houses in LA with the way insurance is trending. That may be the case in other parts of the country but not here.

I'm not trying to change your opinion, but would like to open your eyes to the fact that the only developers you hear about are the ones trying to fit a square peg in a round hole. Also, not all developers were created equally.
This is more of a parish wide issue than specifically Mandeville. While I agree that most of Mandeville can do without apartments there are areas and property owners who got screwed by the code change.

If you have to choose between the two would you rather a DSLD neighborhood packed with cookie cutter houses or a nice apartment complex with its on amenities?
This stock has finally started to trend upwards! Been on it for awhile. Averaged myself down over the last 2 yrs.
So if you crunch the numbers based on a few assumptions:

$15,000 per month @ 12 months = $180,000 per yr

Space is roughly 5,400 SF which brings that to ~$34 psf.

I'm assuming its a triple net deal and CAM, insurance, and taxes are probably in the $8 per month range.

Their base rent with those assumptions is $26 psf which isn't to bad given that location and it being a corner in the development.

Those deals usually have a 3-5% bump in rent every five years so their rent probably started around $23 ish per sf.

Based on what I see for retail and restaurants in shopping centers of that quality that sounds about right.

Also remember that these tenants sign 10-15 yr leases that show the rent bumps so it does fall on the tenant to expect those rent bumps. Its not like its unexpected.

I don't know the details on the development but if its been traded a few times over the years who knows what kind of returns were promised to investors.
I've had ChatGPT put together some good circuit training programs.

I'm the type of person who needs a plan going into a workout, so when I'm not doing a Pen and Paper App workout its perfect as a filler.
If you're going to go the statin route, and your doctor prescribes 20mg, ask to drop that down to 5mg and have your blood work done a month or so down the road. Doctors tend to be heavy handed on the statin dosages.

I went from 240 to 160 on a 20mg dose then went down to 5mg and I'm consistently at 180.
I'm 40, in pretty good shape, and I enjoy it. I also play a lot of tennis. Its a great game with a good change of pace from tennis. I will say it can be cringy to watch others play, but its fun to actually play it.

The game isn't as fun when your playing with less skilled players and that can apply to most sports.

You should try it out.
The last two years we have received a check back from escrow for overfunding only for them to come back to us 2 months later to tell us we don't have enough funds in the escrow account to pay property taxes...
