I just wonder how many acres would they actually need for the campus? Would they only need a fraction of the 136,000 acres and use the rest as a buffer zone

Look at Stennis. 138,000 total acres, with 125,000 acres in acoustical buffer zone.

That's the first thing I thought of. They'll get within a few details of finalizing the deal then yet another greedy politician will throw in another demand and Elon will flip them off in grand fashion and take his rockets elsewhere.
