This is right next to BREC’s big office building?
It will do well judging how Albertsons does on Government or how Hi Nabor does farther east on Florida. Amazon is going to bring a lot of traffic there too.
And Rouses has stores in far worse neighborhoods in NOLA.

To qualify for the tax break, all you have to do is be north of Florida Blvd.
In that area along Florida Blvd, all they have is a Mexican grocery store. I would imagine they will pick up business from commuters that take Florida all the way to Denham Springs.

Plus Rouse’s has been on the East side of Houma forever - grant it - crime there is not NOLA/BRLA bad - but it’s no picnic

Most of north Baton Rouge is far from a food desert.
Some folks want better variety, which I can understand. This Rouses will help with that even though it’s pretty far south.

I hope they can get a Walgreens or CVS in one of the out parcels. That area probably does need a pharmacy like that. I know that Chevy dealer (Gerry Lane) is probably still the largest in the metro. There is an urgent care center going up on the other side of Gerry Lane nearby. And BRCC to the west always seems to be expanding.
Also - very impressed with the newer Rouses. The design is very good and usually they are well run. They are probably trying to take advantage of a mild upswing in the area, possibly triggered by Amazon.
I hope they keep the Oak trees out front when they build it.

Broadmoor is positioned to make HUGE improvements over the next decade. We were really tempted to buy an updated home in that area but found one closer to work.

Definitely not north BR in race or geography. But Broadmoor has seen a lot of renovations lately.
And even the lower income/working class black neighborhood to the north (Monterrey) is pretty stable. Amazon is only going to help it.

Back in the day NBR kids went to Istrouma. SBR kids went to BRHS and Lee High. The dividing line between the two oldest schools was Choctaw.

Broadmoor has not suffered like Sherwood Forest has. Very little flooded in 2016 and with the huge lots in most of the neighborhood, prices have been climbing.

So BREC’s offices to the immediate east. Louisiana Dept of Agriculture’s offices to the immediate west. BRCC, Amazon’s gargantuan facility, a bunch of charter schools, and several large car dealers very close.
It will probably do well if they can maintain security and aesthetics. Rouses are typically run by competent people. The prepared lunches will be popular.

The amount of subsidies and guarantees required from the city-parish for Rouses to do this must have been staggering. Either that or Gravy extorted the frick out of Rouses

The ones that cross North Blvd change there... go streetview Foster and North Blvd and look at the street signs. Or Acadian, the sign on the south side says "S. Acadian" and the one on the north side says "N Acadian."
Also all the streets downtown are labeled "N" starting at North Blvd.
