There are some nice houses back there. As already stated, if you are looking at one of the more reasonable houses/lots at the front you'll be staring at apartments.

I imagine flooding is also a huge concern

We considered building in there on the smaller lots since the rest of the neighborhood is high as giraffe pussy.

Ultimately, the apartments right by the entrance turned us away because who knows what they will be like in 15 years. Amazing neighborhood though

The piece of property it is developed on is a natural ridge. In the 2016 floods, they didn't even get water on the streets

as a lifelong covingtonian, that development disgusts me and i hope it fails miserably (even though it won't). it's been sad to watch all of the development take place without any sort of plan. Subdivisions and shitty apartments just thrown in wherever and whenever. i don't really fault landowners anymore. there's no turning back time. make your money if you can.

Looked at one of the bigger houses in there. However, the apartments in the front and the traffic on I-12 pushed us away. Ultimately if I'm spending that kind of money for the bigger homes in there, I'm going to TCC or the Sanctuary. Being on the water or having access to is not that important for me.

I agree. The lack of a master plan is pretty frustrating. Area west of Covington and Madisonville has turned into a clusterfrick of subdivisions along those small 2 lane country roads. Traffic and congestion are only going to get worse over there as the building continues.
