I was disappointed with the HOA’s command structure and mission statement.



Huge red flag for me, right off the bat. The apartments near the front seemed to have a better grasp of fundamental patrol protocols.

Are you going to be working in New Orleans? If you are, I would look south of I-12. It looks like some people's commute in the evening is only halfway done when they get off the causeway. I live off of Fairway, so it's nice to be getting off 190 when the brake lights start.

I would echo what the last poster said. If you are going to commute to Metairie/New Orleans I wouldn't want to live in Covington. A bunch of new subdivisions and apartments have been built that ways in the past couple of years with still just one way to get there which is I-12. It can add 25-45 minutes to your commute when you return from work compared to living in Mandeville.

However if you have the money and want to build a $1.5 million dollar house on the water it will meet your needs. The other houses off the water seem to have very small lots and backyards but are still over $200 per sq ft. If you were going to build off the water I would look at TCE and Sanctuary.

Spent a little while back there yesterday. Lots of activity, at least 15 houses under construction. The one right next to the marina has to be $1.6-1.7. 4 car garage, guest house, disappearing edge pool. Another big one going up next to it. Apparently somebody isn't bothered by the location and the apartments.

location is convenience for sure. It'll just never have the "quietness" or character that other upscale neighborhoods offer IMO.
