Someone please explain the appeal of Nashville to me. I mean that seriously. The city is sprawling, and it looks they’ve torn down every house and replaced it with those hideous condos and houses straight out of the suburbs. Memphis is a much more appealing city, crime aside.It's a great city. Clean, great night life, NFL team, NHL team, minor league baseball team, great outdoor life, enjoy all 4 seasons

The ghetto was kicked out of Nashville a few years ago. The ghetto is now Gallatin and Antioch. LaVergne isn’t far behind.

Lol. Two-thirds (and growing) of Memphis is ghetto shithole while Nashville is maybe a third (and falling) ghetto.

Lots of "young "professionals" are moving there for pussy. Lots of bars and night life to smash. They are willing to overpay and go in debt working in jobs that barley keep them above water.

I have family that live and work in the Nashville area. I’ve been told that there are more jobs than there are people to fill them. If you live in Nashville and don’t have a job, it’s because you don’t want one.

In Nashville it’s because property values have gotten silly.
I bought a 3br, 1ba, 1100sf rancher, over a full unfinished basement, with a larger-than-normal yard in a South Nashville neighborhood (Crieve Hall) in 2008 for $182k.
The home now appraises at $390k.
Last spring, houses in that neighborhood were selling in 1 day or less.
The Nashville market is cooling - especially in some of the burbs - so I suspect rent will stabilize and start coming back to earth.
Also, every available property in the downtown corridor is being bought up, demolished, and replaced with ‘mixed use’ development. That’s just a fancy way of saying restaurants on the first floor, offices on the 2nd & 3rd floors, apartments on the rest of the floors, and a pool on the roof.
These properties aren’t cheap...and they’re everywhere...even in what used to be the porn district.
