Nashville crime is rising.
But I think it’s because young hipsters are trying to live too close to the few well-established hoods in Nashville.
It’s kind of like living in Alaska. The bears won’t bother you if you stay in the bear free areas, but all bets are off if you move into the woods.
Anything within walking distance of a project (the bricks) is subject to crime...no matter what city you’re in.
It just so happens that ‘the last frontiers’ in Nashville are in sketchy areas.

Why does this matter to you? These are in demand cities and supply of housing is not growin fast enough.
On the flip side, there are high paying jobs that allow grads to afford it....or at least stretch to “afford” it.

Still nothing compared to where I live in San Diego. I pay $2700 a month for a 1 bedroom

Seattle is $1700-1800 for a 400 sq ft studio near South Lake Union.
I live in a very nice place in Dallas for $1350 for about 750 sq ft. As much as I would love to have access to the outdoors of Seattle, I appreciate the COL in Dallas.

Demand is certainly a driver as is higher land costs, higher building materials cost, and the labor shortage.
But the amenities are also out of control. Wine lockers, dog grooming stations, lazy river, etc. Its nuts.

How to fix Austin? Change the zoning laws. Too much single family homes and not enough multi family dwellings

Ever heard of Metro Nashville. Well, that includes Antioch. And apperently you don't get around Nashville much because there are many more projects and low income homes than average or high income homes. Middle TN. Is my territory and I drive around Nashville everday...it is a dump with pockets of nice areas.
And for more proof, go to greatschools.org and search Nashville schools. They are horrendous relative to surrounding counties.
The city is broke and the crime is out of control, which has a direct correlation to the horrible school system run by an incompetent affirmative action recipient.
The police are leaving in droves and the moral at the fire dept. Is at an all time low.
Nashville is a pig with lipstick.
