I read your post and found no mention of The Waffle House.

Is this the cook you need advice about?

I have eaten my way across the South at many Waffle Houses and my advice is they are remarkably consistent from location to location. Not sure what your location is but I feel confident your food will be good.

You should at least run a background check on the person. Easy way to tell if they are being honest.

If a guy wants to be with you and “loves” you this would already be taken care of. I have no doubt he doesn’t love this other woman. If he did after 12 years she would be his wife or at least living with her. I would drop it and just live your life. If he breaks it off later you can revisit it then.

Tell him you don’t date guys in a relationship.

When his relationship is over you can consider it then.

Waffler has the feel of it taking four years to break up with his current girlfriend.
