This was my first thought as well. The standard contingency agreement benefits the seller. They have you on the hook to buy their property but can still accept a better offer if one comes along and tell the contingency buyer to kick rocks.

I said see ya as I felt it would give them to much leverage as if my place was under contract they would know I had to find a place.
Really suprised that they were so unwilling to consider with house being on market for so long and sitting empty.
Come to find out they have been through several realtors because they wouldn’t take any advice to sell the place.
Sounds like they aren't hurting for money and are just waiting for a sucker.

Why not try and sell your house and have a contingency on you closing on the other house before you sell yours. Doesn't seem that complicated.

I would personally never accept an offer contingent upon selling of another property. Why even accept an offer if there's an exit clause? An offer is only good as its weakest link.
Sell your house if you need to in order to move up, then make an offer on the new property.
There's literally nothing holding you back from doing so.
And lol at $20-30k inlandscaping.

As I stated earlier, contingency offers benefit the seller more....they are able to still market the property and accept a better offer if one comes along.

May not be the case at all. By having the house under contract, it will deter alot of potential buyers from even looking at the house. We ran into this situation over the summer. We would see houses that we might want to look at but if it was under contract we didnt even look at it bc we didnt want to waste our time really liking it and then not being able to get it.
How long would the contingency be on it? Bc it took us 7 months to sell our other house. Thats alot of showings that could be lost if the house shows under contract.

If they own it outright, you can figure out how much it's costing them per year. Taxes + insurance+ utilities. Point out how much it has cost them to keep the house empty for five years, and adjust your bid accordingly.
They may have rented it because it can be difficult to insure an unoccupied house.
