So the misses and I have been in the market for a place with a little more square footage and a bit more property.

We found this place that had been on and off the market since 2013-taken off to rent apparently when it wouldn’t sell and now has been on market since 2016.

It’s a 4200 sq ft house and the asking price is around 430k, down from 499.

The place is empty, overpriced and needs 20-30k in landscaping as it’s overgrown.

So we make an offer (we lowballed a bit) and of course wanted it contingent on selling our current home which is valued in low 300’s.

Sellers wouldn’t even consider a contingency and wouldn’t negotiate unti we had an offer on our place

I said see ya as I felt it would give them to much leverage as if my place was under contract they would know I had to find a place.

Really suprised that they were so unwilling to consider with house being on market for so long and sitting empty.

Come to find out they have been through several realtors because they wouldn’t take any advice to sell the place.

Sounds like you need to find a new place to try to purchase.

Yep have moved on- just felt their response was weird. Apparently they just don’t need to sell

Well sounds like you need to forget about it or pony up and make the misses happy

You lowballing scum. Full asking price or you’re practically on par with a serial killer.

Serious answer, they probably own it outright so they aren't in a rush, and your offer offended them so they told you to frick off...in not so many words.

How in the hell can a place need 20-30k in landscaping work?

Agree, but the market sets the prices not me. They over paid before the 08 crash and still feel it’s worth it. There’s a reason it’s come down almost 70k and no takers.

They have likely missed offers with the house tied up in contingent purchase agreements with incompetent agents.

Sell your place first. Move into an apartment. Go buy a house without wasting anyone’s time.

That’s what will get you unstuck. You may not want or hear that but just do it if you want to make something happen.
