Outside of River Oaks/Memorial, everywhere is new money. People come and go in the metro so fast that its hard to truly gauge "new money". Is a Saudi Prince's immediate family new money? Well, there are a few living in the Woodlands.

New money only applies to static/traditional communities.

Looked around last week when I drove to Houston and there's a few little subdivisions starting to pop up.

I'm used to the small towns outside of Lake Charles, so Mont Belvieu is fine for me. Like I said, it's just far enough outside of Houston for me. I like Houston, but I don't like the crowds, traffic, and all that nonsense.

Driving 20-30 minutes to get into Houston doesn't bother me whatsoever if that involves not having to put up with the population density.

From the scores and ratings online, they seem to be one of the better ISD's in the area.

Yes. My wife works in Klein ISD so my kids go to Klein schools but I've heard the elementary and intermediate schools are good in the Rayford area. I know Oak Ridge isn't the best option for high schools in the area.

Yeah Oak Ridge can be kind of iffy but that might change with the development in the areas zoned to ORHS. Depending on the age of the kids Oak Ridge 10 years from now could be totally different from the one I know. And it's really not that bad, just not as good as TWHS or CP.

Kids who are high achievers in math and science can go to the Math and Science Academy magnet school at CP. It's like 70 kids per grade and an excellent education. It's tough to get into though

Same in sugarland. We have been looking for a few months and if you don't get an offer of 5 to 10k over in within 2 days, you are fricked.

We were in negotiations for a property last week and the owners were about to sign our last offer and then another offer came in that matched ours but with a $50k down payment and we lost the house.

Also, they are requesting that you add a clause into the offers stating that you cannot negotiate final price based on appraisal value. Its some bullshite especially for first time homebuyers that don't have a shite load to put down.

These clauses and the appraisal values have been a huge issue with sales in The Woodlands as well

Mont Belvieu is kind of like Carlyss Prom. however Baytown and the entire east side of 610 is really crappy. I hated living there when I first moved to Houston.

Good point. ORHS will most likely be different with all the development going on. Our kids will be in Klein ISD schools unless my wife changes jobs. Convenience is one reason since they go to her school and Klein ISD is one of the best.

its because the homes aren't worth it and the immediate demand will normalize in a few years to leave a huge amount of overvalued homes.

That is why the cash buyers are so attractive. Banks say frick off if it won't appraise so the seller has to come back to planet earth.....unless a cash buyer is behind you.

Realize that a lot of home purchases are being done by Exxon itself where money grows on trees for relocation of talent.
