If a real estate agent handed this to me, I'd wipe my arse with it and tell them to take a hike.

99% of agents suck at negotiating anyway. I'll put mine on fsbo and do my own negotiating with another agent (that I will pay max 2%).

The only thing a listing agent is good for is putting the property on MLS. That's it.

Happened to me. Kind of. Had a realtor signed to sell my house. I was looking at a house for sale and the realtor who had that house listed showed it to me. The next time I showed up with my realtor (who was selling my house). I had no idea this was frowned upon. Both handled it fine. My realtor stepped back from my purchase of the house, but helped me out with Do's and Don'ts since she was selling my house.

Realtors are becoming completely irrelevant. They are not needed and worse, they feel entitled to an absurd percentage for basically walking through a few houses with you. Everyone has been duped into thinking you can never sell your house without realtor. The only reason I have my realtors license is to get my own comps for properties I want to purchase to fix and flip or hold as a rental.

I'm sorry were we talking appraisals and values of homes? Like it or not those sites show what homes are for sale. And your overpay/cluster frick comment is stupid. When agents list today they put the listing on MLS, Zillow, Trulia, Realtor.com and like 5 other sites. My point was that the only thing you can't put your property on without an agent is MLS. Those sites are making that less and less necessary.

Nobody is talking about the "Zestimates" or whatever appraised values those sites give.

So I don't get royally ripped off during the process?

I don't know shite about real estate nor do I have the time to figure it all out well enough to trust that I'll get everything done correctly.

Plus I would have not had a way to find my current house like I did to guarantee the sale.

There is literally nothing a realtor will do for you that your lender can't. Your lender will not let you get screwed over. Realtors are fricking scam artists of the highest order.

My realtor had me with a deal on a house before it was officially put on the market.

His advice on the area was pretty invaluable as well since I'm new to the area/state and don't really know anyone.

You may or may not be correct about realtors, but your advice in this thread has been about as scumbag as it comes.

Your basically advocating that the seller uses all of the tools and resources of the listing agent that generated the interest in the property, and then suggesting that the seller undermines the contract that they willfully entered in order to avoid paying any commission on the sale.

Then you proceed to call realtors scum bags. Pot, meet kettle.

You didn't need your realtor to find those things out. Just simply driving around and checking the recently sold properties in an area you're interested in would have told you that. A good gauge is to look at the quality of the surrounding schools as well.

You conventiantly chose to leave out the part where the seller's realtor is treating a potential buyer's wife poorly. That, to me, is grounds for termination of said contract by the seller, and he/she can proceed as they wish. I'm simply removing the fabricated power realtors want everyone to think they wield. If you willfully enter into a contract and the other party is not meeting expectations as laid out in said contract, you've got every right to terminate the deal and move on. In this instance, that would be with or without a realtor. If OP was satisfied with the realtors, this wouldn't have even come up and the seller would pay. You don't think the seller is entitled to information about someone he hired treating people poorly?
