1) I am not a realtor

2) Apprasials scheduled by the realtor are done for the mortgage companies to make sure you are not overpaying for the house. They will not lend you more than the house is worth.

3) inspections are ordered/scheduled by realtor. Some not all realtors will go to your inspection. The good ones usually do.

A realtor will hire an inspector/appraisal AT YOUR CHOOSING. Not of their own volition!


The mortgage company hires their own appraisers to make sure you are not over paying for a house. Correct. Not because the fricking realtor asked them to and they don't ask the realtor to hire one either.



But wait, I thought the realtors determine market value? Why wouldn't the lenders just trust the realtors determination?


There is nothing a realtor does for you aside from sticking a sign in your yard and posting the listing online that a lender won't already do for you.

Chicken or egg question honestly.

Realtors negotiate for the seller and try to get as much as possible for the home. The better they are at their job, the higher the comps, and the higher the appraisals go for the same types or property.

Appraisers have to get there baseline from something, and realtors often help determine that baseline.

I agree with you which is why lenders will almost always employ their own set of appraisers to avoid what you just described.

If you or anyone else in this thread want to pay 6% commission to someone for things you can do yourself, have at it. I won't stop you. People should be aware of the actual role realtors play and how you can avoid using them. Don't blame me because your business model is failing.

I'm married to a realtor. And unfortunately when at home or in a car with her Ive gotten to listen to many of conversations about it. My wife jokes and says she thinks I can go pass the test. I see what she does and how hard she works. And because of a couple bad apples realtors get this reputation.

then why would a buyer purchase without one! Agents work with buyers for the above reason along with many other reasons that smart people use realtors. If i have heart failure, I wont go to a spine dr... i go to the cardiologist! The comment that using a lender is about as ignorant as going to the spine dr for heart problems!!

You are right, statics show agents not only sell homes for more money and faster (compensating for the commission), but they also work more for high end sellers... you know, people with money- who got money by making smart decisions and using a realtor.
Do some agents put a sign up and pray it sells, yes, but many agents... the good ones do way more!!!

I don't have that kind of $$$, but what does a broker know that I don't? If I've been in the market for say, 30 years, and some young broker wants me to invest my money with him, WHAT could he possible know about the market that I don't?

Pretty much the same with realtors IMO

Do you have 30 years experience selling real estate? I was simply saying selling/buying a house is one of the largest transactions you will do in your life. why wouldn't you have a professional on your side?

Oh, I'm sure. Funny you say that, I just moved to Texas, only know 1 person here and he had a bad experience with his realtor so i was on my own. I took a couple of business cards from local establishments, all were young, hot girls. No way I could trust them, too young to have experience.

Actually, I think I posted on the Money Talk board, and PlanoPrivateer responded with a realtor he used in the area multiple times, and I figured that even though it's just a random message board dude, the alternative was me finding a realtor blindly, so I called his dude up, and this dude has been fantastic.

At some point someone has to push the ceiling of a market and make that appraiser stick his neck out a bit to create that comp. Realtors working closely with loan officers are the best one two punch to make this happen

I've had TWO so called professionals that were supposedly on MY side.

The first tried to screw me out of $20k for a quick sale. Once I told her what the price was going to be, she listed it. Sold the first day for $1k less than asking price.

The second was so unprofessional that he and his firm were fired after 90 days into a 6 month contract. Now this guy is the firms top agent for 10 years running, for the largest firm in my town. I was assured that HE was the guy.

Took one picture of the outside of my house, had his flunky put a sign in the yard. Thats it. No open house, advertised twice a month in the local separated real estate section, no updates on prospects. And screwed my as it was springtime, when people are really looking for a house in good school districts. Know why? He would have had to put a little work into selling my house. Its by far the largest house in the neighborhood. Its way too easy to sell cookie cutter homes in Youngsville and Broussard. The top dog wasn't too happy that they missed out on two commissions, but he is still working for the same company, bringing in business.

The boss asked if I was interested in anyone else in the company. I replied..he is the best right? Oh yes he is. Then why would I want anyone else? The contract was null and voided shortly after that.


No, I think i'll FSBO when I decide to sell. Save myself a ton of money...
