Real Estate Etiquette

So my wife has been speaking to some real estate agents about a piece of property that I am going to look at tomorrow. Neither her or myself knew that you could only talk to one real estate agent about 1 particular piece of land. So they found out (they are females fwiw) and got pissed at the wife, the wife had no idea. She apologized... Anyways, what would be the next step since obviously we have to pick one? The agent that listed it or the agent that helped us out the most. If we go with the lady that DID NOT list it, they split the profit 50/50 since it was the other ladys listing.....

I don't understand why they would voice displeasure with your wife. Seems unprofessional to me. Balls in your court. I'd go talk to another realtor. frick that count.

It's their fault for not asking if you were working with other realtors, so frick them. If neither of them have physically shown you the property, I would pick a new agent and tell the others to kiss my arse.

No contract. We are in the beginning stages of trying to find out if its in a flood zone due to it being undeveloped land. She called and just asked questions to the 1st agent that picked up the phone and has been talking to both of them for the last week.

That's kind of a douchey thing to do. Agents make their money off commission. Your wife was wasting at least one of the agent's time. However, if there is no buyer's agency agreement signed, it's tough titty for the agent and neither should have pitched a fit -- but being annoyed is understandable.
Now, using the listing agent as your agent during the transaction is just stupid. Even with a dual agency agreement, they aren't your advocate, at best they are neutral.

They pay property taxes whether it is developed or not, with an address or not. The land has been surveyed and that record, as well as tax records, is public record. Go visit the tax assessor and find the property by searching neighboring properties with addresses. That's what I would do.

Not that difficult really. Do you have the address of a nearby property? Go to your county's site and look for GIS or Tax records. Input the nearby address and start clicking on nearby properties until you find the right one.
Alternatively, you can go to a bookstore and buy a county Map Book which will have pages of "maps" organized by township and range that will have the owner's name as well as other identifying information -- though those are obsolete.

If the owner fires the realtor, no commission to be paid, genius. I've yet to run across any seller that wasn't willing to ditch the realtor to avoid paying commission.

She was likely on Zillow or Trulia and indicated she was interested in the property which sends an alert to the 5-10 agents who have bought that zip code. Some called her back and didn't ask, "Are you working with an agent?" and instead just answered her questions. They were stupid and should have known better, at least she was just ignorant.
