You didn't need your realtor to find those things out. Just simply driving around and checking the recently sold properties in an area you're interested in would have told you that. A good gauge is to look at the quality of the surrounding schools as well.
And as I mentioned, I wouldn't have been guaranteed the house I currently have going through a lender.

There are situations where a realtor should be fired, but your post insinuates that you think the owner should be contacted directly and squeeze out the listing agent in every situation. That is a sketchy way to do business, at least on the part of the seller.
I may not be happy with the realtor commissions, but if they do their job and they're responsible for someone showing interest in the property, cutting them out of the deal is just as shady as the stuff you're saying about realtors.
I've got no horse in the race, and you've made some good points in the thread, but you started off with some pretty weak shite IMO.
Firing your realtor for underperformance =/= firing your realtor to avoid paying a selling commission. You have advocated for both in this thread.

Perhaps I should have clarified better or perhaps that's indicative of people's experiences with realtors. Ultimately, I didn't cut anyone out. I wasn't under contract with anyone. I just offered the seller a better way.

Fair enough, but any decent human being (the seller) should arrange some form of compensation for the agent who got the property noticed and generated interest. That isn't your responsibility, but it doesn't mean it is the appropriate way to transact business either.

Deals fall through everyday, in every facet of business, regardless of what is being sold or bought. There will always be someone who comes along with a better deal. I mean, isn't that the nature of the free market? Are you implying that regardless of circumstances, because you entered into a contract with someone you are beholden to that contract? I own two successful business's and they wouldn't be if I didn't offer a better product/deal for my buyer's. I've lost deals, after being under contract, because someone else offered something better and I couldn't match. Why should realtors be exempt from free market practices?

No, of course not. I'm saying that you're a shady piece of shite if you list your property with an agent, sign an agreement for the services he or she is supposed to provide, and then undercut that agent simply because you do not want to pay the commission and a buyer has contacted you directly.
Is it illegal, no not always, but that doesn't make it a sound business practice. I just find it amusing that you're advocating for the same underhanded business tactics that you so passionately despise from realtors themselves.

I see your point but we are going to have to agree to disagree. I don't feel as if my offering the seller a better way to do business is the same. Their entire business model is designed around the ignorance of others. If they didn't regularly screw people, I wouldn't be able to buy without one. Add, "to someone not living up to their agreed terms" to the end of that statement if you want, but my original point still stands.

To be honest, I should have clarified. I've thought about it and I don't think the seller should be responsible for the 6% commission, as I've stated, but should compensate the realtor for services rendered to the point of termination. Realtors better figure something out soon because the free market is well on its way to making them obsolete.

Surely you understand that many, many business models are designed around the ignorance of others.
I pay a plumber $45+ per hour because I don't know how to fix specific parts of my plumbing and gas system in my house. That seems like an awfully high rate considering the amount of work involved, but that is well within the national average for plumbers.
There are shady realtors and there are shady plumbers, just like any other profession, but a decent/good one can provide value and guidance in an area with which you have little to no expertise. If you want to buy/sell homes on your own, no one makes you use a realtor. If you don't know what you're doing, you seem like a perfect candidate for a realtor's services, no?

Agreed. There are some places that are now providing flat-fee services to get a house listed and sold. You give up some of the personable feel a realtor may provide, but if you're cost sensitive it can be a great route.

OP, ingore the POS suggesting you go around the listing agent directly to the land owner. Worst advice if you are serious about buying that property.
If you feel obligated to work with the non-listing agent, let them contact the listing agent to work their arrangement out. Not your problem and you have no obligation to the listing agent. They work for the owner of the property, not you.

Yes, but with a plumber you're paying for a completed job. If they didn't perform the job correctly, you wouldn't pay them and they wouldn't threaten to sue you for it. You'd fire them and hire some one better
They wouldn't attempt to force you into a legally binding contract to ensure their compensation regardless of whether or not they actually complete what they said they would.
Absolutely a realtor would fill that void. They shouldn't take advantage of that ignorance by trying to force you into a contract to ensure compensation. You should be free to sell to whoever, and however you want.
