It's called a contract. If the owner violates that contract and sells a property behind the realtor's back, they violate the contract, and yes, I will sue them on principle, even if I lose money.

The seller reserves the right to fire a realtor for really any fricking reason they want. Once fired, that contract is worthless. You think the seller of the property OP wants to buy would be happy with the way his realtor is treating a potential buyer?

Go ahead and sue though. Please. It will only hasten the destruction of such a parasitic profession.

There is a reason the sellers and buyers never meet or communicate until closing. If a seller is satisfied the realtor met the terms of the contract, why would they fire them? All a seller has to do is prove the firing was justified. Much easier to do than prove it wasn't.

The agent who listed the property works for the seller first and most of all. In any negotiations on the property she will represent the seller, not you. Never deal with the listing agent. Always have an agent who works only for you.

Pertinent portion of a standard real estate listing contract.

shall be due Broker if after this listing is expired the Property is relisted with another licensed real
estate broker and sold through his/her exclusive right of sale.

share its brokerage fee with such other brokers on a basis determined solely by Broker (but shall not be
required to do so under this Agreement). In any event, Seller will pay the full brokerage fee as directed

In order for what you say to take place and the agent is "fired" the agent would have to sign a mutual release terminating the contract. Even then, if the property was shown or the parties initiated contact during the listing period, you owe the agent/broker a commission. It's pretty straightforward.

even an agent who isn't the listing agent represents the seller, not the buyer...unless you have a specific contract with an agent to be a buyer's agent, which is rare. They show you around and act as "your" agent but they really have no fiduciary responsibility to you.

Residential real estate agents are literally worthless in this day of age. A decade from now their numbers will be thin.
