Oh, so you're an unethical piece of shite that encourages people to screw others -- and possibly get sued.
Wow.

Triggered? You must be a realtor. Go ahead a write up a law suit because a seller was unhappy with services rendered and sold their property themselves. Good luck.

It's called a contract. If the owner violates that contract and sells a property behind the realtor's back, they violate the contract, and yes, I will sue them on principle, even if I lose money.

t's their fault for not asking if you were working with other realtors, so frick them. If neither of them have physically shown you the property, I would pick a new agent and tell the others to kiss my arse.
I was a Realtor for 12 years.
Correct. They should have asked whether you were working with somebody.

The seller reserves the right to fire a realtor for really any fricking reason they want. Once fired, that contract is worthless. You think the seller of the property OP wants to buy would be happy with the way his realtor is treating a potential buyer?
Go ahead and sue though. Please. It will only hasten the destruction of such a parasitic profession.
I'm getting a lecture from a realtor about ethics

I hope you don't really think this is true. If this was the case, why wouldn't every seller just fire their agent before walking into the closing?

There is a reason the sellers and buyers never meet or communicate until closing. If a seller is satisfied the realtor met the terms of the contract, why would they fire them? All a seller has to do is prove the firing was justified. Much easier to do than prove it wasn't.

The agent who listed the property works for the seller first and most of all. In any negotiations on the property she will represent the seller, not you. Never deal with the listing agent. Always have an agent who works only for you.

The listing agent is probably pissed, the other agent shouldn't be since she'd be splitting commissions anyway. count

don't understand why they would voice displeasure with your wife. Seems unprofessional to me. Balls in your court. I'd go talk to another realtor. frick that count.
This. Are they both being count about it? If so, and I assume you haven't signed a contract, go find another realtor and tell both of them to go frick them selves.

One of them represents the seller of the land you dumb fricks. He can't fire her.

You really don't know what you're talking about.
Pertinent portion of a standard real estate listing contract.
In order for what you say to take place and the agent is "fired" the agent would have to sign a mutual release terminating the contract. Even then, if the property was shown or the parties initiated contact during the listing period, you owe the agent/broker a commission. It's pretty straightforward.

as indicated below:
(a) For finding a buyer, ready, willing and able to purchase the Property upon the terms herein mentioned

Seller, or by another person, or, if the Property is afterward sold within _______________ days

been shown by anyone including the Seller during the listing period. However, no brokerage fee
shall be due Broker if after this listing is expired the Property is relisted with another licensed real

(b) Seller agrees that the Broker may engage other Brokers to assist in marketing the Property and may
share its brokerage fee with such other brokers on a basis determined solely by Broker (but shall not be
required to do so under this Agreement). In any event, Seller will pay the full brokerage fee as directed
by the Broker.

even an agent who isn't the listing agent represents the seller, not the buyer...unless you have a specific contract with an agent to be a buyer's agent, which is rare. They show you around and act as "your" agent but they really have no fiduciary responsibility to you.

A contract as a buyers agent is rare? That's not true at all.

Residential real estate agents are literally worthless in this day of age. A decade from now their numbers will be thin.
