The apartments are definitely a problem. Seem to be popping up everywhere on the northshore

As many others have posted, it’s not the initial renters. After a while, the apartments begin to fall into disrepair, high end clients leave, and the owners reclassify the apartments as mixed income and section 8 moves in. When that happens, everything goes to shite

Both the city and parish officials know this, yet they still allow them to keep building apartments and garbage houses on cleared lots

Hopefully I'll be in the ground by the time this happens. There are several complexes that are over 30 years old in Mandeville, are any of them section 8 yet? I know Cypress lakes, the Grand Palms( old Woodlands) and the apartments on the Florida cut thru aren't as nice as they used to be but are they that bad yet?

Well the people that work at all these chain restaurants they keep building have to live somewhere.

Funny story: My mother's fiance' is retired and drives a bus for a side gig. He tried to get a new stop on his route for a new student a few miles from Salmen. No dice. However, they did add a new bus stop for the Section 8 housing for him. Guess where this is? Directly across the street from Salmen. Can't have them walk across one street.

We are going to continue to see a widening gap between eastern STP (Slidell/ Lacombe/ Pearl River) and Western STP (Mandeville/ Madisonville/Covington).

When I lived in Chapel Creek, a good amount of the neighbors didn’t speak English. Mexican, Chinese, you name it.

Yes. It is inevitable. You either gotta die before it gets to you are run away from it.

Same for ascension parish. Makes me consider that I should sell my land now, it may never be worth more.

Texas History lesson: Plano used to be Allen. ?

Plano is still mostly nice in my opinion. There's a lot of non white people but it's mostly successful immigrants or nuclear families that are middle class.

Madisonville

Until the early 1980’s (approximately), Madisonville was where a lot of non-Caucasians lived and experienced gentrification. It wasn’t really a destination for south shore folks like Mandeville and Covington were.

Madisonville and Lacombe have some of the most interesting history on the northshore, though. Family names like Baham, Stein, etc. have been there a long time. Kind of a shame that Beau Chene attracted the kind of people it did.

St. Rapeysheriff's history as a semi-upscale suburb is actually pretty recent anyway. Folsom and Covington were still pretty low-income, and pretty black, in the 1970s and 1980s.

The fall-of-Saigon-like evacuation of New Orleans East, and then Katrina, transformed St. Rapeysheriff into a bedroom community for New Orleans, but it was far from a perfect fit. It's really too far from anything important to sustain high real estate prices, and yet it still offers most of the problems of living in a true edge city (traffic, crime).

I know more than one family that skipped over St. Buttsexcop and moved straight from Jefferson to Mississippi. Poplarville is actually kind of an emerging white flight destination.

I’m not going all the way back to find it, but I think I posted it earlier before the bump that I think this is one of the most racist threads I’ve read on TD. Carry on. A poster complaining that black people work at a place where he shops. Bruh?!
