It's disconnected from it's target market and everyone tends to avoid college drive traffic if they can.

And, many businesses have had trouble staying open down that corridor.

A lot of things were going against them. I'm not sure why any of these choices were the customers' fault.

GTFO with that bullshite. Bot of those may be "chains" to you but I grew up eating at the originals and they are anything but to me. Not to mention they put out a hell of a good and consistent product.

I'd argue that part of corporate isn't very good.

Unless you can draw your target demo to the area for dinner (Sullivan's, Movie Tavern) you're gonna have a difficult time

Look at the failed businsesses that specific area has seen come and go.

So many places have closed in that area. It’s a good part of town but not enough traffic around it. Plus it’s ducked off in the back.

It's been a while since I've been there, but one thing that definitely stood out was the service was always at least a little lackluster.

And the "adults only" policy when they first opened was a vast misjudgment of clientele.

It depends what part of town you are coming from. I don't disagree with you about the college dr traffic situation. But you can find ways around that issue.

I've never been to Pelican House and felt like it was a proper bar scene or that their message was getting across. I can remember going there for the GBP/ATL NFC game and the place felt dead. Also, their wait staff seemed aloof at times.

Didn’t they charge ridiculous prices for food/drink?

Also sounds like since they switched from a bar to a full time restaurant recently that the issue was not cash flow or chain restaurants, but not being committed to and executing that idea well.

Restaurants are a tough business, even in big cities. Unless you are a chain or have something that makes you stand out, you’re doomed to fail eventually.

What at the Pelican house was so good or unique that people needed to go there and keep coming back?

The whole change to a "Family style dining" puzzled me. Mainly because it came out of left field and seemed like a misguided pitch at saving a place that was sinking faster than expected.
