Looks dated, needs a refresh in a lot of rooms but not bad overall..I’d offer 19.5 but I don’t like flying that far so it’s a pass.

It's not that far to Ali Moana yacht basin and they have several slips for larger boats as well as a dredged well-maintained access channel. You will have to sign up for the next available opening and pay your annual 'keep me in line' dues until one of the larger slots opens. You won't be able to get past the offshore coral to get onto your property ; damn critters are protected by a million gubment types who live to fine folks for trespass on the reefs.

With all that salt-water exposure, they should have invested in more aluminum siding for longevity.
