I doubt Apex will get to 1/4 on a Resi lot but I’d ask.

$7500/nma bonus is pretty good. That said, if you remain unleased, in addition to a monthly revenue payment your son will also be billed monthly for lease operating expenses, but neither until after payout. On such a small interest they might net the check.

I’d lease it.

You're not going to get a lease form that's not paid up- especially not on a residential lot.

And as for the ones that have said to keep it unleased and wait for payout, to get the full 8/8, that day may never come.

They might give you 1/4 royalty, but they might tell you to pound sand, too. You don't have much leverage with that small of a tract. I would ask for 1/4 RI and ask for a depth pugh clause, then cash the check. The last Apex project I worked on end of last year was offering bonuses of $2500-3000, so $7500 is a big improvement in that aspect.

Just my opinion, but such a small piece of land is where I would take the chance to speculate and hope to get 8/8.

An operator isn’t as likely to carry someone on say…a 50 acre tract. Especially in Louisiana where you need 80% of the mineral servitude owners within your spacing unit leased to legally drill the well.

Again, just all preference and risk tolerance. My grandmother in Thibodaux about 20 years ago non-participated with a net mineral acreage of about 1.5 acres. The well paid out and she received some decent monthly checks for a couple years until the production declined.

But again, she was retired, no more kids in the house, and just figured “What the hell, why not roll the dice”.

If he owns rights in minerals and does not lease he will be out in pay after payout one time - not 200%. Until then he won’t get anything though. If he was a third party lessee, it would be 200% if he got proper risk fee notice.

The landman won’t make any money so he won’t agree to it but the oil company will deal with you directly and pay you 1/4. Same lease, just no landman taking a cut. The oil company will pay 1/4. They don’t care who it goes to. Cut the landman out. They are crooks taking advantage of ignorant people. Find out the oil company that’s gonna work the lease and contact them directly.

Keltic said it’s Apex Natural Gas he’s talking with. They’re an actual operator headquartered in Houston. In fact, as of the February 16th LOGA report, they were running three rigs in Caddo Parish and three in DeSoto.

Their VP of Land is a Ragin Cajun grad.

Depends on prices when you ride it down. I've done it in places, but I'm also in the business not a residential lot owner. APEX is running 12 rigs last I heard (while gas prices have back slid to $3.00). You likely know this but he's gambling on price riding down Haynesville wells - if you get lucky and the well comes in under AFE and prices are good the first few flush months he may make 2.5x. Conversely prices stay south and the well takes 3-4 years to payout, or they lose tools and have to sidetrack, etc. and he was better off leasing.

If you're referring to who I think you are - he's gathered a pretty frosty reputation among lots of people who dealt with him in the past in North Louisiana.

FWIW. My dad and his siblings signed a split agreement on some land they had in Caddo Parish with Apex a few years ago. He passed away right before they started drilling and his portion was passed on to me and my sister. They started drilling about a year ago and I still haven’t gotten a letter, notice or check from them. I actually followed up with the lawyer we used to do the transfer on Monday. He still doesn’t know what’s going on. Not sure if that’s an Apex problem or a lawyer problem, but just thought I’d share my experience.

Also he was able to get the royal percentage up to 20%, so I’d push back on the 1/8.

I oversee operations for a small independent around the Shreveport area. I heard Apex picked up another 2 rigs to make it 14 total in the legacy Haynesville. I did also find out they found the deep Haynesville around the Robeline area and Comstock/Apex/Ensight are setting their targets to extend either the western Haynesville or legacy over into that the central LA area. Seismic is being done now but they are looking at a 100 square mile area and are drilling test wells now in each corner. Very promising stuff to help boost the economy.
