Anything decent in the 400k-600k range is off the market in 2-3 days.

I've been actively looking at homes in Collin and Tarrant the last 2-3 of months.

ETA: Even some builders are slowing down and capping sales due to lack of land development and material pricing.

In Collin, Frisco/Mckinney/Prosper are red hot. Allen is nice but no where to expand, same as Plano.

Have you looked at Celina, that might be your best bet?

15-20yrs from now Melissa and Anna will be built up, they are on the way but not there yet.

Back in my day, Frisco was the country.

Good advise about Celina. At this point, it might good to try to get ahead of the development and think long term.

Yes - we decided against it. It's going to be very easy to access once DNT is expanded. I really like the Light Farms community for once we start having children. We're a few years out from that and the wife is likely going to have the itch to move every 3-4 years.

Currently working in Frisco, living in The Colony. If I land a remote job we may broaden our horizons.

We are in Metro ATL.

Offered 30k over asking on a house last weekend, our realtor offered to take 2% instead of 3, and we gave them full control over all closing details. Still didn't get it.

Truth. Growth is going to keep growing North up US75. DNT is already planned to punch all the way up to the Grayson County Line and fully open Celina and Prosper.

There is a lot of untapped land up there.

At some point, the push north will stop. That shite is out there. Rush hour, you’re well over an hour, probably 2 on bad days, from downtown Dallas. Why even live near a major city if that’s your station? Who pays a half million dollars for a poorly built McMansion that’s a half hour from anything?

All true, if they’re going downtown. But I think it’s more fueled by the growth in Plano. They had a crazy amount of corporate relocations/expansions in the past year.

Woodstock is happening with new builds and has reach because of the golf carts access to downtown

Roswell is stupid priced because you have to knock down an existing house to get what you want

Nah, they have moved to Forsyth. Milton land prices are too high and too spaced apart/large lots for subdivisions

It will, but shows no signs of slowing. Collin County will pass Dallas County population by 2040 if the current trend continues.

Other than major sporting events, what is the need for North residents to go to Dallas? The north has every bit of shopping, Dining and Healthcare options as Dallas. Other than highly specialized medical care or Level 1 pediatric trauma Collin has it available.

Collin is already a North hub for many industries, people will be commuting there instead of Dallas in many fields.

@ all houses outside of Dallas proper being poorly built.

i work with schools and went up to Prosper for the first time since HS a couple years ago for work. couldn't believe how much frisco, plano, and McKinney had grown up.

we used to play them in playoffs and i went to a 2A school in west Texas and now they have 2 5A or 6A schools.

You are still gonna pay more per SF in most decent areas of Dallas county vs. Collin... and for a smaller, older home, no pool, with more work needed. See Lake Highlands, Midway and Preston Hollow etc. the “shiteshow” hasn’t deterred tons of buyers from Dallas proper. It’s way overpriced with bidding wars too.

I live in Collin County, on the North side around Melissa.

Met with our realtor yesterday because we are looking to move at the end of this year. I was floored at the price she gave us for an estimate to sell our home. She said her average listing is 4 days and multiple offers.

While tempting to sell now, we would be forced to rent for a few months and the renting scene is absolute shite IMO. So my next guess was to maybe buy something I plan to rent out, but I would likely be over-paying.

I think we are going to hold off on listing until we are ready and find a place. Hopefully the market doesn't fall apart then...
