Same here. I’m in Sumner County. I just bought a house and it was listed for less than 24 hours and had 9 offers. I happened to meet the owner which I think was the only reason I got it.. that and I offered 15k over list

It was my 5th offer. All at list or above. The previous 4 all had full cash offers with no contingencies. I had to agree that sellers would not make any repairs based on inspection. It’s 2018 house so fortunately they only found minor stuff during the inspection.

Come to Miami. This city has practically become inhabitable due to the outrageous property value. I bought a townhouse 16 years ago when the prices were decent and now I am stuck in the townhouse b/c there's no way I could afford a single family home in this city. Wife and I are planning to leave in a couple of years. Here's an example of what I mean:

Look at the sq. ft. of that house and it is practically "a box", now look at the price tag.

It's the exact same in Atlanta right now. We've been looking since October and refuse to participate in that non-sense.....which is why we're still looking.

Austin is also. My wife is a real estate agent and she has represented buyers who lost out in a 50+ offer situation.

They offered cash and 30% over the cost of the $500k house. And were like the 7th best offer.

She has two listings this weekend... I offered to help her organize what comes in. She's gonna be busy.

Exactly where we want to go and re-locate. Atlanta is cheap compared to S Florida. The other problem here is that salaries are not up to par to cost of living.

How's Alpharetta?

Great part of town but the entire neighborhood is old as shite. As insane as SC is right now, it’s light years better than the situation I left in NOVA/DC. I can still get a really nice house down here for 150-200k less than that.

Good luck. Im in forsyth co, next burb up. We have 5 homes in my cul de sac. Our neighbor was the relator for the other three over the last 6 months. prices went up $200k from the first. All got at least 40k over ask in the first day

Yeah with the new downtown restaurant area, its going a bit crazy. Townhomes are $1mil+ anywhere near that.

Where in SC you looking? I've been following Charleston real estate for years with designs on making the move at some point. It's now an option because I work remote.

We've looked at pre-construction homes, very modern and beautiful and affordable. However the property taxes are outrageous.

Everyone They’re in high demand. It’s absolute insanity. Again it’s a great neighborhood and crime is basically 0 but nope, no thanks. Old piece of shite that I’ll have to spend a ton of money on with basically no yard/land. Not a way to live through life and raise a family

Johns Island, Mt. Pleasant and James Island. You really can’t go wrong with the latter 2. Johns Island is really nice but still developing from what I’ve seen and it’s a bit farther out. And no thanks to Summerville There’s also West Ashley. I just made the move down here a few months ago and loving it.

I've been tracking mostly James Island as well. Lower cost than Mount Pleasant, but still an easy trip to the beach or peninsula. Need to get down there and really check it out though.

Yeah we had some really nice weather and it’s such a game changer to just say you know what I think I’ll go to the beach today. Was at Folly within 20 minutes from downtown Sunday afternoon.

Alpharetta is insane. We are in Kennesaw. Bought in fall of 2018 for 522k. House across steeet sold for 650k last fall, small house. Last house in hood had 18 offers.

I’m still learning a lot. Basically playing tourist every weekend, but I intend to 100% settle down here. If any positives came out of the shite show that 2020 was, it was me realizing last year that I needed to finally get out of DC and make a move. Have a few friends down here and they all live on James Island and they say the growth even over the last couple of years has been wild. Mt. pleasant apparently is one of the fastest growing areas in the country.
