So when you say you "by a house" you mean you went by a house, as in past by?
I don't have any landlord experiences, but I am sure there are a lot of these scumbags out there. Based on the fact he was trying to justify keeping yall money, but got upset when he was called out on his bullshite reason, its hard not to assume the guy is having financial problems.
Do you have everything documented? If your attorney friend would just give him a call, even if he just leaves him a voice mail, in threat of a lawyer would be enough to get your money back.

If you have all this in writing (dirty carpet, peeling paint, etc.) you can take him to small claims court (and likely get your court costs and attorney fees paid also). If not, you're likely SOL.

So he admitted the only reason he's painting is because he didn't get a chance before you moved in and not because it was damaged by you? And now he's going to put you on the hook for it? That seems pretty open and shut.

And yes, that was my intent with the lawyer friend because when my wife called before he mentioned it may take a while to get the deposit because he had two properties open and was building himself a new house. And that doesn't mean shite to me. I can live with him needing the carpet cleaned, fine take that out of the deposit, but not that other BS he was trying to pullover.

House we rent is managed by a property management company. They had me go over the entire house and document any damage on a checklist that they have on file for whenever we move out.
I have to say....if you are gonna rent a house...rent one run by a property management company. Any issues we have are very quickly taken care of. I email our property manager and he is calling me back within 5 minutes of sending off the email to find out more details and set up for repairs to be made.

How much could the deposit be? If you bought a house it shouldn't be a big deal. Take it and move on.

I've had a similar issue. If you are really concerned, want the deposit back and have a friend that is a lawyer, just have him type up a certified letter regarding you seeking the deposit back. Call his bluff, get your deposit back - and if not, take him to court for it if its worth it.

That's always the smart thing to do.
My landlord will buy the supplies and I'll fix whatever is broken and then we deduct it from the rent.

Eta: He's required to give you the full deposit if he doesn't pay up 30 days after you move out. I had to go through that with Southgate and they paid within 30 minutes of me threatening a suit

This is why the best thing you can do is just not pay your last months rent and say "f" the deposit.

This, especially if you have given them years and took care of the house.
Landlords do not like paying back deposits.
It is so much easier for you to just force them to start the eviction process and then leave.
