It is so much easier for you to just force them to start the eviction process and then leave.
This is why landlords do what they do.
It's like the old which came first the chicken or the egg.
Best thing to do is get your life in order and buy your own house.

I would have taken pictures of before you moved in. At this point. You need to record any interactions with him. Take this dude to the mattresses. My first land lord fricked me out of 150 for similar circumstances

Makes it easier when I move out. If I do get some of the deposit back...bonus money!

From working in real estate and personal experience, most landlords are legitimately fricking THIEVES when it comes to paying back deposits. Scum of the earth, common POS thieves, doing it with a white collar. I hope karma sticks a fat one where the sun don't shine on those types.

Go back and steal the AC unit. That'll teach him.

Sounds like you're dealing with a white trash situation here. Not you, but the landlord. You called him out on the painting and immediately he gets on the defensive. Automatic red flag. I'd be surprised if you get a dime back. Clearly he's trying to play you. You need to stand your ground and remember you're dealing with a cheesedick. Clearly, this guys needs his arse beat.

Go back in and give an upper decker in each bathroom.
And post his phone number. I want to have a chat with him.

I've always received my full deposit - guess I've just been lucky. Didn't realize it was that common.

Landlords can be conniving bastards. Had a landlord at LSU who charged us like $30 per light bulb that was out and another $300 for a broken door that was already broken when we moved in on top of other bullshite charges. It sucks but like others have said, its not worth taking them to court over a few hundred bucks though.

Burning the house down is always an option. Always...

It's easier to get your deposit back than most people think. Sure, landlords will always try to not return it - but they don't like being sued either and will usually return it if they hear the magic words.
I've sent out a few letters for friends and it has never failed in getting a refund. Your relevant authority is La. R.S. 9:3251

A. Any advance or deposit of money furnished by a tenant or lessee to a landlord or lessor to secure the performance of any part of a written or oral lease or rental agreement shall be returned to the tenant or lessee of residential or dwelling premises within one month after the lease shall terminate, except that the landlord or lessor may retain all or any portion of the advance or deposit which is reasonably necessary to remedy a default of the tenant or to remedy unreasonable wear to the premises. If any portion of an advance or deposit is retained by a landlord or lessor, he shall forward to the tenant or lessee, within one month after the date the tenancy terminates, an itemized statement accounting for the proceeds which are retained and giving the reasons therefor. The tenant shall furnish the lessor a forwarding address at the termination of the lease, to which such statements may be sent.

Thanks for the advice on here from all of you. I didn't know about the itemized list of charges. In most states it's 30 days, here in the Sip it's 45 and we are sitting at 28 days right now.
Oh to just show how great of a landlord he is, back in March some really bad weather came through and blew down most of the fence in the backyard. It took him 2 weeks to come inspect the damage and move all the debris and the fence had still not been repaired as of us moving out.
